The absolute worst property management ever. They refuse to fix anything. There was no central air in the house, which we knew. There was, however, a window a/c in the living room and a swamp cooler in the dining room. Upon moving in, we realized the swamp cooler didn't work. We contacted West Valley and they didn't even know there was a swamp cooler installed in the house. But they insisted that the small room a/c would "cool down the entire house". Ha! I know my California state renters rights. If it's in the house, it must either be functional or must be removed. They ended up sending their two handyman goons who did a poor job at repairing the cooler. Also, the lights in both bedrooms and the living room did not work. They said they would not fix that either. Lights!!! How could you not fix lights?!?!There was no exhaust fan or any air circulation in the kitchen for the oven. They ended up putting in a ceiling fan that does nothing. The front screen door was in major disrepair and they claimed it had been fixed many times. Hint: if you're fixing something many times, you're having the wrong person fixing it. The back porch deck was sinking in and the steps leading down to the backyard had obviously been attacked by termites and any amount of weight would make the steps sink in. VERY unsafe. Yet another item they said they would not fix.Poor paint jobs around the house and leaky faucets in the bathroom and kitchen were just a couple more features of this house that would not be fixed. West Valley Properties has a pretty rigorous application process, but their service sucks. Stay away from them.

They are horrible! I rented a house from them, which was a dirty mess when I moved in. When I moved out of the house, it was cleaner than when I moved in and they were trying to tell me that I was responsible for the untidiness of the house. There were fleas biting my feet as I was cleaning windows on the inside of the house. There were termites in the laundry room. I took pictures when I moved in of mold on a window and this company was trying to tell me that the house was clean when I moved in. Um, no it wasn't. The previous tenant moved out hours before I moved in. You can't tell me that you got a cleaning crew in there hours before I moved in. When I did the move-in walk through, never once did this lady say anything about a cleaning crew. They are just trying to make a quick buck off of unsuspecting renters. Pay the extra few dollars and go to someone with some credibility. I will never recommend West Valley Properties to ANYONE.
