    I write this recommendation as both a seller of residential real estate in Pasadena, CA and lawyer with 40+ years of experience in the real estate industry. My wife and I acquired a condo in a historic building in downtown Pasadena, in which the owners of G&C properties also owned an interest in another residence. This relationship introduced us to Chris Cragnotti, who we initially retained to find a tenant, and two years later, to assist with the sale of the condo. Chriss service went far beyond those offered by most brokers, well above just listing the condo for lease and sale. In both case, Chriss services started with a detailed inspection of the unit, recommendations for furnishing the unit for rent and eventually staging it for the later sale. At the time of that listing, we were living a couple of hours away, and Chris undertook to make recommendations for appropriate interior upgrades, for hiring of contractors to perform those upgrades, for supervising and inspecting the work and determining the best time to place the unit on the market for lease, and later sale. A month or two before sale of the property, Chris investigated market pricing and recommended a strategy designed to maximize the number of offers (and to generate the possibility of overbids). His price estimate and strategy were dead on, with one open house, several offers, and a virtually no-contingency offers, above asking prices -- all within a week of placing the unit on the market. But Chriss services did not stop there. He reviewed multiple offers, considered the needs and likelihood of performance by various potential purchasers, examined the offers in detail, and made changes that benefitted us, as sellers, then prepared detailed, well-reasoned counter-offers that resulted in a clean deal that addressed virtually all of the typical seller risks. He then assisted us in preparing appropriate seller disclosures, selected a local detail oriented escrow holder, ended up assisting us with some unique exchange issues, and closed the transaction within days of its expected closing. We found that Chriss energy, competency, qualifications and sense of detail, were all extraordinary and we cannot recommend him highly enough to others.     We just closed escrow on our Glendale home and we couldn't be happier with how Chris handled everything from start to finish. Chris listened to us closely and also suggested things to us that we had not thought about before. In hindsight, his strategy was exactly the right way to go. Chris is very hard working, a wonderful communicator, and very well connected to all the local vendors (painters, roofers, stager, inspectors, plumbers, etc...). For most of the preparation for sale and sale of our home, we were in another state and Chris handled everything smoothly, efficiently (fast!), and always kept in touch with us. We felt really good about Chris's counsel and strategy and he is also a very positive, warm, friendly person to work with. Chris's marketing is second to none. We were so happy with the staging, photography, professional video presentation (tour) with drone footage, floor plan sketch, and eloquent home description. We had over 100 people come through the week that Chris held open houses (4 open houses in one week), multiple offers, and in escrow by the next week. Escrow went smoothly, and we couldn't be happier. We highly recommend Chris!
