        Type Invitation Homes on YouTube and look at the horrible videos! I usually dont write reviews, but I feel compelled to let others know about them before they rent. Worst property management company ever! To start, whatever price they advertise for the rent, youll need to add at LEAST $100 to that because of all their ridiculous fees. They put smart home in all of their properties so you have to pay the mandatory monthly smart home fee of $40. The smart home only controls one of the locks on the front door, and the AC. They send you air filters (so many unnecessarily) and make you pay for those in your monthly rent as well(also not optional). They also charge all kind of mandatory admin and processing fees every month too. They keep the water and trash in their name and just add any amount they want to your rent. They make you feel like youre in subsidized housing, because they do mandatory home inspections every 6 months! And if youre not home for your scheduled appt, they add a $100.00 fee to your next months rent! I rented with them for 2 years and just moved out of their property, and they will not provide me a rental verification. My future residence is requesting one (as most do), and they said they cant give me a rental verification until 21 days AFTER Ive vacated! Ive never heard of that. All of their phone numbers lead to a call center with people nationwide who dont speak very good English. All they are allowed to do is send a message to your local office. They tell you someone will call you back within 24-48 hours but they NEVER call back. Ive even called their corporate office and its the same thing. My leasing agent never gave me move out instructions or a walk through. I had to literally mail them their keys back, and she stopped answering my emails. I will never rent from them again and I definitely would NOT recommend them to anyone! They took my entire deposit and then some for bogus repairs. The staff are extremely rude as well.
