    Update: Read all reviews. They were recently sued for stealing a residents money. Be prepared to go to court over your security deposit, as well. Request all receipts from your deposit and keep all photos and videos of apartment so you're ready for when they try to steal from you, too. Their reply is inaccurate about the move in specials. We checked when applying and were denied the specials after move in when we asked when they would be honored. They were literally still being advertised, as well. The management has not responded to any communications other than this review even when directly emailed about a neighbor keying my car and another neighbor repeatedly prying open locked gates with bars. The complex along Angus st is unsafe. Their pest control is not helpful and we've had to deal with any infestations on our own after "spot treatment" that absolutely didn't work because ant infestations do not resolve unless the colony is eliminated. All the below is still true, but I will say having lived here for a few months now, the maintenance man is amazing. He's a really great guy, responds quickly and professionally, and does great work. Best part of living here. Move in specials are a lie, they won't be honored. Even the ones literally being advertised when you move in, they'll tell you AFTER move in that they "aren't sure they're allowed to honor them" and have to check with corporate and then will never get back to you (because they know it's a lie and are giving you the run around) but are literally still advertising the move in special. Isn't that fraud? The website pictures do not represent the quality of many apartments and is not worth the steep price. Upon move in, our garbage disposal was not working, we found rusty nails in our patio area, our smoke detectors batteries were dead, and now we're hearing rats or something scurrying around in the crawl space. You wanna pay $1600+ a month for rodents and rusty nails? On top of that, one of the managers named Maggie has lied to us three times we know of and was very unprofessional. The first two during the application process (the first one she was irritated I had called to check on the application and said she just spoke to my fiance five minutes ago and already told him... She didn't speak to him at all that day). They gave us the wrong address to our apartment for setting up our PGE, didn't give us a laundry room key, a second apartment key, or our mailbox number, and didnt do a walk through. None of which would be a big enough issue to complain about... If everything else wasn't so bad, too. Other than the blatant and tactless lying, it honestly seems like the corporation that runs River Park Villas is spreading their managers thin and doesn't give them enough help or resources to be a well-run team.

    Dont live here if you want problems. First week I moved in, no hot water and no heater in the middle of winter. Couldnt fix it the first time. Easy way to get your car towed is if you dont wash your car. REMEMBER to wash your car or they will take your car. Wash it or it will cost you $500 to get it out of the tow yard because they dont care about you; the owner and the tow yard will make money off you. Lots of spiders and cockroaches. They havent maintained the gym with cleaning supplies so thats nice. Broken board with nail sticking out for months and barely fixed it a couple weeks ago. Please live somewhere else but here.

    I lived in River Park Villas for approximately 20 months, and I cannot recommend it to anyone. The reasons I leave two stars instead of one are that the location is very convenient and the maintenance staff, Juan and David, are excellent. They are both very experienced, knowledgeable, and friendly. The management office is terrible. Shortly after moving in, a bird died on my patio. When I requested that it be removed, the management office stated it would take three days. I instead called animal control, which recognized the health hazard and removed the dead bird within a few hours. About two months after I moved in, the washing machine broke. I was without a washing machine for about a month before management finally authorized it to be replaced; it was not replaced until after I threatened to take legal actions. There were frequent cockroaches in and around my unit. After I moved out, River Park Villas wrongfully withheld about $400 from my security deposit. When I complained about the wrongful withholdings, River Park Villas ignored most of what I had to say and offered me about $40. I only got my money back by suing. The judge found that River Park Villas acted in bad faith and imposed additional penalties for the bad-faith conduct. River Park Villas then failed to pay the judgment until I threatened to put a lien on the apartment complex. I recommend living somewhere other than River Park Villas.
