The apartments and complex are already so gorgeous! The awesome, caring and kind management is the cherry on top! Affordable rent for being right next to down town folsom and 3 minutes from the river! Nadia and Jen have been so accommodating and attentive! I have never lived somewhere where the management truly cared about their tenants! It's an extremely safe, quiet and family oriented complex! Perfect for any personality! If I needed something fixed in my apartment, maintenance was either there that day or the following morning, it depends on what time you put the request in :) I recommend these apartments to my family and friends all the time!

This complex isn’t all that bad but the office manager Jennifer is absolutely ridiculous. She is so horrible I would leave zero stars if I could. She is very rude, she interrupts she doesn’t process applications properly and she also retaliates against tenants when they make a complaint!

Here the most terrible attitude towards the residents !!!! We are all now in quarantine, forced to sit at home. The apartment above is empty, but they drain the walls there. We called and asked that this device be turned off at least for the night. They refused us (((People are already all nerves .... And then it’s not possible to sleep at night

I have lived at Canyon Terrace for 2 years now and I have loved the experience. It is by far the best apartment complex I have lived in (out of 4). The front desk staff is very helpful and hosts the occasional resident event like a summer BBQ. On the first day we moved in, our garbage disposal did not work, and there was someone in our apartment fixing it within the next hour. We have had an excellent response time on maintenance requests with all of out requests being resolved in 24 hours.
The complex is overall quiet, but with shared walls you can run into a loud neighbor or two. This is pretty consistent with the general apartment experience, not just at Canyon Terrace.
We live in a classic (not yet remodeled unit) without a washing machine, and we are super close to the laundry facility. The laundry facilities are clean and we have never had to wait for a washer or dryer.
I highly recommend living in this complex!

I’ve lived here for almost 9 months, and I’m very happy with it. The apartment is nice, the community is quiet, and the office is very responsive to maintenance requests and very pleasant to work with. It’s a pretty quiet community.
The only reason I give four stars instead of five is that I really don’t like the system they use for setting the price of rent. It changes based on the day you sign your lease, and it’s just not a very transparent process. If you have to move at the wrong time you can get stuck with a much higher rent.
But if you’re lucky and get a decent rent rate, there’s not much else to complain about.
