I signed my lease at Sterling 5th Street back in April and started working here in late May. Speaking through my experience as both a resident and an employee Sterling has surprised me in both aspects. The management is super understanding and accommodating. When I was signing, the CAs were super helpful in finding me the perfect floor plan. Once I moved in, the benefits of living here have really shown through. The valet trash service here is pretty much my best friend and the fitness center (24hr) is one of the best apartment gyms that I have personally used in Davis.

I couldnt wait to leave this complex, though it makes me sad to say it. The staff is very kind and willing to help and I always appreciated them, but upper management is unfortunately all about money and not the renters experiences in their apartments. The amenities are good; the pool, outdoor areas, and gym are definitely pros, as is the in-unit washer and dryer, the private bathroom, and large closet. However for me, unfortunately, these pros did not outweigh the cons. These apartments are some of the most expensive in Davis, being labeled as luxury student living, yet the rooms lack proper sound insulation and were obviously built quickly and without much care. I feel that for nearly $1500/month I shouldnt be able to hear my roommate having conversations through the walls at a normal voice level. Plus, I had the luxury of having the bedroom that opens directly into the living room with the tv mounted to the shared wall of my room; anytime people were in the living room or kitchen I could hear *everything.* Not to mention the fact that when I moved in my room was obviously still dirty from the previous resident; my shower drain was completely clogged, there was hair all over the carpet, walls were dirty. I find it interesting that they are so strict on move-out cleaning procedures (and charging you if you dont follow them), yet still allow these things to slide. The garage gate was constantly broken, meaning that visitors gladly took up parking in the spaces that I was paying $50/month to use. I think a large issue I had is that many of the students who live here dont understand neighborly etiquette. Additionally, communication is awfulthough they are really good at bombarding you with email offers to try to get you to re-sign with them! All in all, Sterling 5Th Street is fantastic at branding and marketing, but the reality is that their apartments are relatively mediocre given their high price point. There are plenty of cheaper apartments in Davis that are equally as niceand plenty that are even better.

Stayed for a year and I was glad to call it home. The staffs are very nice , friendly, and will do whatever it takes tk make your learning experience in Davis homey & comfortable. New furnished apartment , high ceiling , minimalist design. I graduated for class 2022.
