Literally the worst rental experience I ever had. Infestations, appliances constantly breaking, heaters that dont work during winter, no AC as promised, paying for water even if it says its included and billing problems (being charged even after ending the lease) and absent management that takes months to reply and tackle any service requests (like a clogged toilet for more than a month!). Spare yourself the nightmare and just look somewhere else - not worth it.

The overall community is pretty nice, actually. The grounds are for the most part well-kept and manicured weekly. There are no amenities like a gym, pool or concierge, BUT there is assigned, covered, gated off-street parking which is like re-discovering gold in CA. The community is made up of a group of buildings, each housing 6 units of 2-story townhomes--and many are remodeled and very up-to-date. The units have a lot of room and storage space as well as a patio out back with ample space for a small gathering. There is an in-unit washer dryer combo and great closet space. Maintenance is efficient and SUPER quick when you need them. The main issue is with the management. They are not the easiest to get a hold of anymore--but very helpful when you do. They were great when I first moved in; they set me up with EVERYTHING, keys, fobs and remotes for the gates and made sure my name was in the call box (which I've never had at an apartment before). Now I can no longer get in touch with anyone via phone, I have to email and hope for a response.

We recently moved into Culver Townhomes and have had an overall pleasant experience. Elena and Sergio have been quick to respond to questions and provide answers. There is definitely a disparity between the newer residents and the residents that have lived here for a while, but that hasnt detracted from our quiet experience thus far.

I've been a renter here since January 2020 and am moving out at the end of my lease next month I would give Culver Townhomes a one star rating, but I'm adding a star for the new property manager, Elena, who has been working at the property since October 2020. She is leaps and bounds above the previous property manager. A very low bar to clear, but Elena does a good job and cares (the most important thing!) Pros: - Location: it's close to the beach, walkable to Lodge Bread, Manana Coffee, the Culver Blvd walking path, and the Ballona Creek Bike Path (though accessing the bike path via Slauson Avenue can sometimes feel a bit unsafe (high crime on Trulia crime map)) - Price: for two bedrooms, in a decent location, with outdoor space, it's not a bad price. $3000 might be a lot in some cities, but in LA it feels priced pretty accurately. Cons (human behavior tends to focus on the negatives, so take what you will from this): - Inter-apartment noise: I realize that this comes with apartment living. That said, I've lived in many many apartments in LA and can confidently say that this place has the thinnest walls of anywhere I've lived. Since they are townhomes, you share every inch of wall with two neighbors (unless you live in a corner unit which will cost you $300 extra / month). This means that your bedroom shares a wall with your neighbors bedroom. When I tell you the walls are thin, I mean it. If my neighbors are talking at night, I can hear what they are saying. If their TV is playing at a reasonable level, it almost sounds like it's in my room. If your neighbor snores....yes, you can hear it. This bothers me deeply, but might not bother others. It also very much depends on who your neighbors are. - Management: The previous property manager was non-existent, which made for an extremely poor experience when trying to get things fixed. The new management person is better but does not live on property (which for this size complex, is legally required). - Pest Issues: We've had cockroach issues due to other tenants not keeping their apartments up. Our neighbor apparently didn't want to get their unit sprayed and let the problem fester. We've seen roaches crawling through our outlets. Other things to note: - During our tour, the leasing agent told us that all units had been renovated. This is not true, I'd say 60-70% of the units are not renovated. - If you do decide to lease here, make sure to collect maintenance information before moving in. We were not given any contact information when we moved in and had no hot water for 4 days after we moved in because we couldn't find anyone to contact (and our leasing agent was unresponsive). - Check all the appliances. The first weekend we moved in, we ran our washer and dryer. All was going smoothly until the spin cycle where our dryer toppled off of our washer and nearly killed my wife. Safe to say not the smoothest move in experience. - Make sure to see the specific unit that you are moving in to. Try to get one on either far end of the property. Your neighbors are the #1 determinant in your experience and if they're bad, you will be in for a rough time. Our friends across from us had to break their lease in September because of the unbearable noise from their neighbors. Overall, it's not a property that I would recommend for anyone who cares about noise, cleanliness, and upkeep. For the price, it's decent space so if you're cool with some inter-apartment noise, a few cockroaches here and there, and your sink clogging up every once in a while it might just be the place for you!
