Larry has been my go-to property manager for at least 7 years now for my rental properties in San Diego. He has always helped me find good tenants who pay in a timely manner. Prior to finding Larry, I was having trouble finding a tenant for one of my properties. Larry took over and found multiple tenants. This is one of the many key positives in working with Larry: He makes sure to provide several prospective tenants for me to choose from. My tenants also provide great feedback on the support they get from Larry.
Larry is honest, responsive to my calls and is easy work with.
Overall, I highly recommend Larry.

Moved into my first apartment on my own with Royal Property Management and glad Larry was my property manager! He was always easy to work with, very friendly, and would respond within 24 hrs of an inquiry or text. Systems were set up to be simple and automated. The apartment treated me well and I will miss it!

No follow through on work request , lack of communication with homeowners very dissatisfied

This owner has had an extraordinary amount of contact from our office. This owner is a former Board Member from a time when for example almost nothing was set aside for reserves while large expenditures of questionable wisdom were made, apparently instead. Many long term problems were aggravated if not created during that time. The Board attributes a lack of desired resources for current maintenance to the decisions of that time. Her definition of minimum acceptable communication seems to include unrestricted access to the property manager's personal cell phone. That is not customary or appropriate.
