Who writes google reviews for a rental agency? People who are upset and people who are happy when the move out. Sheraton is a perfectly above normal rental agency. I just moved out of a 13 year long lease and admittedly didnt put my best effort into making sure the property was spotless. They deducted less than I expected from my deposit (got money back). Make the place look as good as you can and be reasonable with what you consider wear and tear. Overall the company and team are qualified and responsive professionals here to make your life easier and also please the property owners. I had absolutely zero issues working with the team, if there was a minor issue it was remedied quickly and effectively. Thank you for making my first home rental experience a great one!

Ive had a great experience renting with Sheraton. All my maintenance requests are fixed in a timely manner and they always respond quick to any questions Ive had. They also made it very easy for me to get a lease takeover when I decided to move out of Chico!

Fantastic company to work with.
I have worked with the owner recently. He is very honest and knowledgeable.
As a property owner, I recommend Sheraton Real Estate Management.

Very greedy company. They will nickel and dime you for everything. Very difficult to work with and to gets things done like maintenance. For example, my heating unit broke down in december and it took them weeks to even get someone out. Very bad experience. Bureaucratic.

Review for 480 Manzanita.
5/15/2023: note: Note: Sheraton did change out the shower knob and ball joint. But only after I insisted that it had to be mold because it was a black corrosive substance in an environment with constant moisture and humidity. It could not be dirt. Getting property management companies like Sheraton to do any updates is like pulling the teeth of a T-rex.
5-stars for maintenance, the front office, Brad, and the onsite property manager for 480 Manzanita. But I am tired of having my quality of life come second to corporate profits and CEOs pay packages and bonuses and to a company's stock price. I am a human; I am not a rent check meant to enrich wealthy people and corporations.
Sheraton Corporate does the absolute bare minimum.
I have mold in my windows.
It is only May and it is already in the high 90s, and I have windows with failing seals and mold and gunk in between the panes.
4/24/2023: I dealt with the backyard. It took me three to four hours and seven trash bags full of yard waste. Sheraton should have landscaped the backyard when they built the apt.
3/16/2023: The upstairs noise has been disrupting my sleep, work hours, and leisure time for almost a year now. Hard wood floors are a hassle to maintain and are damaging to the human body's joints. Sheraton also engages in penalty fees and charges for everything.
I did a lease takeover. I knew I did a lease takeover and that Sheraton did not officially turn over the apartment. But I maintain my critiques would have been similar if I had done a new lease.
I moved into the apartment in May 2022, and in July 2022 Brad spent over 45-minutes talking to me on the phone to try to fix what he could, and he communicated well even though I was rather unhappy with the apartment and situation. The main office and on-site property manager also spoke with me to address my concerns.
Update 10/21/2022: It is still in the low 90's and high 80's.
I found a second black widow. 480 Manzanita Ave is in poor shape.
Update 9/22/2022:
The vents were replaced although one does not open.
Update 9/11/2022:
The craftsmanship is poor, and the apartment is over-priced.
5/11/2022:
1. Found a black widow in my laundry closet after move in.
2. Three dead cockroaches where the black widow had caught them in its web.
3. Three live cockroaches (2 in my bedroom, one in the dining area).
4. The vents for the AC/heater were so old the paint is peeling and there is a yellow/green/black substance on the vents.
7. There are AC/heater units directly outside your bedroom window that have not been maintained since being installed.
9. I find spiders on a weekly basis (not daddy long legs, but gross brown spiders).
10. The upstairs is extremely loud.
13. The weather has been 100+ for the entire summer.
