At first these apartments don't seem that bad. The pool area is well maintained, the model apartment is pretty nice, and overall, it's decently priced considering the market. However, their apartments are very out dated and are poorly managed. We had the unfortunate experience of the toilet having a faulty part that failed and flooded our apartment. The manager refused to replace the carpet and water damage on the walls. The front half of our two bedroom apartment was in 2 inches of water and you could see the damage soaked into the walls! The apartment smelt for 3 weeks of mold and they refused to put us in a hotel. Finally, we had to threaten to have the county do a mold check before we were offered the option to 'just walk away'. The entire time we had lived there, 4 months, our AC broke numerous times and we were told 'these appliances are older than you, what do you expect?' There are better places to rent in Chico, walk away from this place.

Lived here for one semester so far. Very close to campus and very safe! The complex is older so there are some issues with noise and what not but as a super light sleeper I wouldn't complain. The apartment is a 2/2 which is hard to find in Chico so close to campus, has a pool on site and laundry services. The greenery around the apartments is also beautiful.My biggest compliment about this complex is the management and maintenance. They respond immediately and are always fair. They are great!Definitely recommend this apartment complex to students!!

Lived here for 2 and a half years during college. Loved it! 2bedroom 2bath. Close to chico state but in a safe area.. Never had any issues with the complex at all. My car was safe in the parking lot. Only issue I had was being woken up by drunkies making their way home along the the street loudly at night but thats chico.Complex has pool and sauna (never used the sauna but its a plus)Cons: its an older complex so older appliances and fixtures. Not the prettiest but Ive definitely seen worse in chico.If you are looking for a spacious apartment that is safe, quiet and close to school check them out!

The Franciscan was my first home in Chico. It was a cool place.Older building means noise was prevalent - there is almost no sound barrier along the shared walls. You can clearly hear a person talking at normal indoor levels through the walls. The floor isn't a ton better.Overall though, it's a nice little place. Definitely a great first apartment. The apartment grounds are beautiful and it almost feels like a secluded oasis with all of the vegetation.Second story is susceptible to the train, so be careful with that. You get used to it if you wind up on the second floor, but it's almost inaudible on the ground floor, so decide between hearing the train or hearing people walking around above you.The manager at the time we lived there was great. Very friendly and helpful, maintenance was always quick.
