Home owners not recommending ISPEC's home inspection is a buyer's best recommendation and reason for hiring ISPEC services! If you want to buy a home with confidence - look no further. The owner's disclosure of a house we wanted to buy seemed benign enough even though our gut feeling told us otherwise from little tell tale signs.This father and son team uncovered major undisclosed problems in roof, heating, plumbing, water system, crawl spaces. Their 100 pages online report with a beautiful, easy to read and search interface was exquisitely organized in major sections: first a summary tab with all the MUST needed corrections, then tabs with details about structure, exterior, interior, etc. Each section included a clear explanation of the role of the components (e.g., trusses) easy to read, colored diagrams to help you understand the terminology and the role of a given component in the functioning of a house, the state of the component in this particular house, plenty of photos, the problems encountered and what could be done to resolve them or the need for monitoring and or further evaluation. So ISPEC report is an extremely valuable learning experience, a thorough appraisal of the issues, and a careful documentation of everything you should care about when buying a house. My husband, myself, and our agent were blowed away at the professionalism, dedication, and thoroughness of the inspection and the report. We are so grateful for their professionalism. So rare. So valuable. Knowing what to expect and what to do we still decided to buy the house because we loved it so much.

If you want to not sell a home use this guy. We got a 140 page report that included nail holes in the wall from us packing up our belongings (that would have been patched) to "an inoperable fan" because the remote was feet away sitting on a table. Complete non-sense! You would think by reading this report that our house was a shack that needed to be condemned. Our buyers cancelled the next day. Thanks guys!
