    Rita ranch renters - Beware of this property manager, Michele. We ended up having to get a lawyer because of the games she and the homeowner started playing with us. We were Tenants for 2.5 years- paid our rent in full every month even during the pan-demic when my husband was out of work and we had the tenants rights for extenuating circumstances. My husband received top secret security clearance in the military and we have been high quality tenants; we have always gotten most if not all our security deposit back. In this case however we were charged hundreds of dollars for excessive cleaning with a photo sent to us of dust on some blinds and a bug on a windowsill. A neighbor who has lived near 2 of the homes on Via Elemental (including ours) said he has lived in the area since 2007 and has seen the actions of the homeowner and Michele , and has hoped someone would take them to court. Unfortunately as our attorney explained- these 2 know what they can and cant get away with that would be under the quantifiable amount to make it worth taking them to court. Keep records of all communication including verbal- photos and videos or audio recordings if phone is used. Luckily we had been warned by neighbors and previous tenants and started recording everything- though sadly we didnt know to record the phone call we made regarding our cat, which was another awful scenario that happened with them. The complete lack of communication and strange and lengthy silences from Michele match up exactly with the previous 2 reviews. I would say we saw much more of the homeowner during our time than we did the property manager - which had its multitude of problems. Evidently renters almost never stay in this homeowners homes on via elemental more than about two years due to the various tactics, inconvenient requests for entry, unannounced drop-overs , and threats that make the renters living experience increasingly uncomfortable- as the homeowner seems to want full access to her home for fear a tenant might be doing something she doesnt like. Michele and the homeowner (we do have her full name for anyone who needs it) were very unprofessional - in the fact that they completely rejected and dismissed the proposal our lawyer set forth for them on our behalf , which he explained was not standard behavior and would typically be considered unacceptable in any other circumstance - the two of them came up with their own response which did not state any of the things that had been agreed upon between ourselves (the tenants) and the property manager, in our prior email communication- and also included a stipulation that the attorney said was completely uncalled for and if it was another lawyer we were dealing with instead of these individuals, they would know never to dare include a stipulation like that. He said typically he would recommend clients not sign it- but told us it might be worth the risk to be done with these individuals. We ended up signing and they did ultimately follow through on their end - most likely because the settlement agreement we offered boded well in their favor. Our attorney did not have great things to say about the shenanigans played by both Michele and the homeowner. Weve even had an issue or two with Michele after leaving the home and finalizing everything as she attempted to deliver some mail of ours? and we drove across town trying to track it down from the temporary forwarding address she had on file for us - until she finally texted us an obscure address - we had to retrieve it from an individuals front porch. Guessing another tenant she got us confused with. Who knows. We werent given appropriate communication as usual. We also have reason to believe the homeowner has a deal with one of the closest neighbors to spy on her two houses when she isnt around so possibly be cautious who you talk to. Rita ranch is a great place to live - we still live here now. And our home was lovely - sadly the experience was not, and we wanted to share with others who might need this information.

    *Military Family* I could not agree more with the below comment (Anna). Our experience with the property manager, Michele was anything but great. She was always extremely difficult to get in contact with, unless it was related to getting rent. The move in process was fine, but when we contacted her regarding a broken/damaged household items, such as broken water heater, broken garbage disposal, master shower coming out of the wall unit, broken garage door unit (the list goes on) it took days to get a response, until we had to place our rent check on hold until the issues were resolved, then she jumped at the chance to fix it immediately. The move out process was also a nightmare and extremely difficult. I had emailed her prior to scheduling a walk through with her, letting her know we had hired professional cleaners for the house, she then advised against it, saying she uses her own cleaner and to leave the house "as is", she then goes to charge/deduct our deposit check for having her people clean the house, after she told us not to have the house cleaned at all. There was zero communication on her end for if/when we were receiving a refund at all, she never responded to calls, texts, or emails, if not took several days to give your bare minimum information. At one point I thought I was getting scammed and thought she might not even be the real property manager, turns out she's just a god awful communicator. With the homeowner being military who hired Michele as his property manager, I would be disappointed to know how renters view this home/management. Save yourself the headache, rent elsewhere.

    If you want a property manager that is inaccessible and completely unresponsive except when she is getting money, definitely choose this company. When I emailed and texted multiple times for a rental reference I never got so much as a response, Michelle ignored me repeatedly. It is a minor miracle I was even able to move into another house. I wondered if she just didnt give us the right number until rent was late and then she texted and emailed immediately. Deposit returns are always difficult and after the experience with her over the year we rented I wrote off getting anything back at all. Thankfully I did get some back, less than half. Dont bother cleaning on your way out, I was trying to do the right thing and make sure we left the house nice for Michelle and the incoming tenants. It was a waste. I paid over $700 for professional carpet cleaning and house cleaning only to be charged again by Michelle for the same exact thing, which she took out of my deposit. I really can not recommend this person or her business for renters. I gave her two stars because she did get our deposit returned to us on time. At least that is something.
