    We rented the dwelling located at 600 W Grove Pkwy #1024 Tempe, AZ 85283, from June 2019 through June 2021. On April 2, 2021, unit #2024 had some malfunction that caused water to flow freely and flood through the floor of unit 2024 and through the ceiling and into the dwelling of unit 1024. Tenant of unit 1024 immediately called their Property Manager. PM refused to send out anyone to view the damage or clean up and remediate the water. Tenants were forced to remediate to mitigate damages to the home and their personal property. Tenant let PM know that light figures were sparking and other hazards, yet still no one was sent out. Tenant, spent her birthday, April 3rd and Easter Sunday April 4th sopping up dirty water from flooring including soaking wet carpet in the master closet and bedroom, washing and drying towels and doing it all over again multiple times. As well as clearing water out the vanity, scooping up and throwing out personal items that were damaged beyond salvageability. April 5th the Tenants were informed that the owners of unit 2024 did not have insurance to cover the damages to the unit, a decision was made to not have anyone remediate or repair the damages. Its unknown if that decision was made by the property management company for unit 1024 or by owners of unit 2024. Tenants of 1024 informed Property Manager that the home was smelling of mildew and permeating everything in the house. They sent more photos of the damages insisted that someone come out and assess the damage. On April 5th a remediation company was sent out and the estimator was shocked that nothing had been done yet. They were ready to get started immediately but did not have authorization to do so. Owners of 2024 were unhappy with the cost of the estimate and wanted to shop around. Another company was sent out on April 8th and remediation did not begin until April 10, 2021. Eight days after initial damage. Remediation was not complete until April 13th, and no build back was scheduled yet. These delays caused Tenants of unit 1024 to incur significant expenses as more than half the home was unusable and the master suite was unsafe to inhabit. Many walls and parts of the ceiling had drywall removed exposing insulation, plumbing and electrical wiring and the bathroom sinks were taped off and unusable. Two visual estimates for build back were done but the owner of unit 2024 wanted to continue to shop estimates. Build back repairs did not begin until April 23rd and final cleaning was not complete until May 1st, 2021. Tenants had dealt with this for a full month. Tenants spent the entire month of April dealing with cleanup, estimators, vendors, scheduling, and communications with her property manager. None of this should have been their responsibility. As a result of KAER Company LLC and Provident Partners Realty and Management refusal to make timely assessments, cleanup and repairs, Tenants have incurred damages in the form of monetary expenses, damages to personal property and of their own time dedicated to cleanup and other activities. Expenses include labor, utilities and incidentals to mitigate additional damage to unit, while for more than 7 days that NO remediation was being done by anyone other than Tenants. Time dealing with cleanup, scheduling estimates with multiple vendors, and communications with Property Manager and expenses related to lodging and food as unit was unlivable. Multiple requests for compensation have been made. Provident Partners Realty and Management say they have no obligation Residential Landlord and Tenant Act. We disagree. Provident Partners Realty and Management failed to remedy the problem in a timely manner, and I am unable to find anything in the Landlord and Tenant Act that allows Provident Partners Realty and Management to force tenant into labor to clean up damages to the property that were not caused by Tenants. We are hopeful this matter can be resolved amicably, without litigation,but that is our next step.

    We rented a home through Provident. The dishwasher has broken twice in 4 months and every time we report, it takes more than a month to get it fixed. As the dishwasher is covered by warranty, the company is trying to repair the dishwasher and is making is wait for replacement parts to arrive. For 2 out of 4 months here, we've been washing dishes ourselves. Ordering food from outside more to reduce our workload but it's not easy on the pocket. We already pay good rent for this house. Just because the appliances are covered by warranty, the tenants can't be left in the lurch. A working dishwasher is part of the rent and if it's not working, a portion of the rent must be refunded. I wish these people are more customer friendly. When we pay heavy rent, we expect these things to be taken care of. Any body who rents here, please check if every thing works fine for the property shown by them. Also, add to the rental agreement, a refund clause for the duration the appliances are defective. New Updated review - We got our dishwasher fixed months ago. The current dishwasher we have is pretty good not bad as the old one. We figured the problem was with the warranty the owner has. Warranty company took a long time to fix the issue. That is why we had time in fixing our issue. ***We would recommend provident partners**. Thank you provident team.
