Services offered are mostly useless and a waste of a buyers time. The agent was fine, and what you'd expect from any realtor.

Having experienced several significant life changes in close succession and already feeling completely overwhelmed, I had to sell my house to get a loan for an out-of-state house. I had a very short time frame to accomplish this. Kathi Rafters jumped right in, guided me beautifully, and priced my house right. She actually recruited her family to clean out my barn while I was out of state for my mothers funeral. They also pitched in when I had to pack up the contents of my house, barn, and connex box (and even did dump runs). Even though I was in a hurry to sell, she wisely suggested we slow down and make the house show-ready before we opened it up to realtors and potential buyers because first impressions go a long way, and she wanted me to get the most profit from the sale. She listed the house as Coming Soon to get the ball rolling. During this time, I was traveling back and forth from AZ to CA, and the house itself presented several challenges. Kathi contacted all the vendors, coordinated their visits, and oversaw repairs. She arranged a deep cleaning and had a beautiful video produced showing off the house and property. Several vendors informed me that they had chosen Kathi to sell their properties because they saw how wonderfully she cared for their clients. When the house was ready to be seen, I got a full-price offer within hours of going live on the MLS. We accepted the first offer, and it was smooth sailing from there. Thirty days later, we closed, and the money was wired to my bank. Just as crucial as Kathis knowledge, resourcefulness, and professionalism was her ability to keep me calm. I had never taken on such a massive endeavor on my own, and with her, I never felt alone. She patiently explained everything to me along the way. She was easy to reach and communicated with me at every turn. I truly felt taken care of. I could not have created a better realtor to help me sell my house if I tried. After my experience, I dont see why anyone would use anyone else!

Here is my review from the buyers perspective of a property in which Cheryl Henderson is the listing agent for through Realty One Group. My wife and I had submitted an offer and had asked our realtor to check on its status so we could arrange time off for inspections in the event our offer was accepted during the Covid19 pandemic. My wife worked at a hospital out of state at the time so getting time off was difficult. We were told that our offer was in the top consideration but since we only had our realtor and local friends view the home and send us videos, Cheryl added that our offer would be pulled if we did not see the home in person by Saturday at 2 pm when offers were being presented as there were multiple offers. Despite having just returned from Prescott earlier that week previewing property, my wife and I dropped everything and drove 6 hours each way to meet this added condition that was not in the listing and should have been the sellers choice versus Cheryls choice over a concern that she did not want to do a lot of paperwork and that we may change our minds. We made the drive only to be told later Saturday that we were second after seeing the home. I will say she was thorough, as she called during our viewing to see if we were there, which I found odd and others were viewing the home despite the fact that it was pretty much sold already and wasting their time as well. Later I was told by our realtor that our offer had not been accepted and that our 12 hour commute was summed up by Cheryl As it is just business. Oddly I cannot understand how Zillow had it marked pending that same Saturday within about 2 hours of our showing as the house we eventually bought took Zillow days to reflect it was pending. Well I will sum up that callous attitude and share it as a review for future consideration of others. If our offer was second or even presented to the seller, I simply would have told the buyer, you are in second so if the first offer falls out why dont you drive out and make sure this is for you. A simple resolution that was a courteous consideration that would have resulted in a better review of your conduct and would have left us considering being a backup offer. The first buyer fell out within 10 days but Cheryl never reached out to our agent to pursue the same full price offer as the first buyer as one would expect from a good agent but she had already ruined any chance of us considering working with her. While we moved to the same area, I would never consider using Cheryl Henderson for the sale of my home as this behavior would cost the seller any back up bids if she treats others like this. In fact, as we remodel our home with plans to retire out of state in a few more years she is not even welcome to view the house with a potential buyer.
