I want to say that from the first day I applied I have got very good feedback from each person that I spoke with, everybody seemed very helpful and very nice. I'm yet to see them in person because I'll be moving into my new place very soon but I must say I feel appreciated as a tenant already.

I havent been living here not even a full year in a "renovated" unit and it is a complete disaster. First, when you have a property that is renovating you do what is called walk-throughs to ensure that is done correctly and anything that is not done can be fixed before it is turned over to the property for an available move-in. So that means whoever over see's the renovation being done, the maintenance supervisor as well as the property manager walk these units and gives a yes or no if someone can move-in. My back sliding glass door was installed backwards, it can not stay on the track otherwise i can not open it. I have to have it off the track in order to open and close my door. The downside of this my sliding glass door falls and you have to make sure to catch it. This alone poses a safety issue. My front door still has the same door frame and door because whoever lived in this unit prior had it kicked in. I am not able to leave my door unlocked because it doesnt stay shut(again this is a Renovated unit) Even if the door is not part of being in renovations. The structure to this unit is damaged to the point i can push my front door window out. The spare bedroom window is being held by packing tape and the entire window frame can easily be pushed out. Or in and again creating a safety issue. Their was no Caulking in my unit and we had to apply it ourselves. The issues that I have had with this unit is more than a work order. This is thousands of dollars that need to be fixed. AGAIN SOMEONE WALKED THIS UNIT AND SAID YES IT IS LIVEABLE!! I was offered to be transferred to a new unit if I wanted to pay the transfer fee and I also had to be the one to pay for movers. I have reported them numerous of times to the City of Phoenix with the trash and drug paraphernalia that is constantly on the ground when residents have to pay for what is called common area maintenance. Which means they have someone who they pay to pick this up even though it doesnt. They also started charging me 15$ for internet even though i dont have it and its not addendum that is in my lease. They installed both pipes under my kitchen sink and bathroom sink at an angle so leakage has occurred and also has old sealant on it that is suppose to prevent this. We had to fix this as well. Drugs addicts and homeless people sleeping in or around the complex is very normal. Roaches everywhere even with pest control and buying our own roach killer they dont go away so my guess is a building issue that needs to be roach bombed. My base rent in my legal binding contract is $1750.00, this month they charged me 1700.00 for my base rent. I highly highly recommend a different community. I always take screenshots of my monthly statements, when I first moved in they charged me $1850.00 and paid this until July. I didnt know my base rent was 1750.00 until Daisy emailed me a copy of my lease to me. Lamberto was the property manager when I first moved-in , then it was Olga who was the new property manager that started charging me 1750.00. I looked at my ledger today 12/26 and all those charges for my base rent was changed to $1750.00. But my screenshots show otherwise, the math and the total amount over 10 months equals to that. Christine is a very polite woman and has changed some of the things that occurred at this property. I know some of these issues require an entire community to make a difference and its not just the PM responsibilities to have these changes to happen at a site if the community is like this. The issues with my unit, roaches and fee to move is why I will not stay here or at any other Rise48 Property. And you know what sucks? I had an interview with them Asha kirwin-Rise48 Talent acquisition supervisor and Dana at their cooperate office 8324 E hartford Dr, and in my interview Dana stated himself " he would NOT" live at these communities while expressing the importance of upselling as on of the locations do not have washer and dryers onsite. I will be attaching media later today.

Its completely distasteful to conduct business with someone that states they will honor a special listed on their website and do so partially. Versus being honest and saying this is why we are not honoring this portion of the special but yet still honoring this. Then to make it seem like if I was you, Id just be grateful and proceed to talk to me disrespectful on the phone. If anything that credit should be for the water not being hot and having to be told to just let the water run for 15 minutes for it to still not be hot. If you like repeating yourself, being disrespected by management, no accountability because they dont honor their full word, just do what you want when you want or waiting on some level of regard. Yes move here. This is my opinion of my experience and Im so disappointed but Ill be waiting for my water bill to see if that will be rectified. Which I highly doubt. Merry Christmas everyone welcome to corporate America. Unjust and anything goes because they feel justified in how they conduct business.
