Your feedback has been received. In September, you sent a work order to your property manager about a broken spring emergency. We came out immediately and replaced the spring as your vehicle was stuck in the garage. Not only did we contact you to make sure you're home, but we also notified you of an arrival ETA. In November, you submitted another work order that stated: " My garage door spring broke a few weeks ago ... got it fixed FAST! But now it won't close! LOL ... I push the button, and it goes down a few inches then right back up! Nothing is obstructing the sensors ... help? I can't close garage unless I'm in it and hold the button down ..."We contacted you to schedule, agreed on a date, you received a text message the evening prior with a window of arrival and another text message the day of with an exact ETA. We never show up unannounced. The sensors were out of alignment and they were adjusted and the functionality was tested several times prior to leaving. Both times, your garage door service work orders were addressed properly. Regarding the size of the spring that was installed, had it been incorrect, the door would not operate properly- it would either be too heavy and the spring can't lift it or too light and the door would shoot back up. Depending on the size of your door, which is a single car garage, and its weight, a conversion chart is used to determine the torque rating. After the spring replacement, your garage door was properly balanced and opened/ closed properly. Regarding the broken hinges/rollers, per the photos we take on site, there is no indication that there were any broken or missing hardware on the door as of our visit. We take before and after photos and send them to property managers in order to give them a visual of what we find at their properties. Regarding our recommendations, they are just that, recommendations to the property manager and owners to consider in the future.In the case of the garage door at the home you rent, we recommended a future consideration of replacement based on the age and condition, and would depend upon how many future work orders they receive.We have been working with your property manager for over three years and have had no issues as we are honest, professional, provide quality work and are fairly priced. We have been in the industry for over 15 years and pride ourselves on a consistent business ethic. You, kind sir, could have reached out to us directly if you genuinely felt that there were issues that need to be addressed or could have been addressed differently, but instead you decided to take your OPINION to a public forum for validation. Again, your feedback has been received.
