    Evolve is a no go! Do not come here! This used to be a great place but the new owners have come in and changed so much, I will say they have improved SOME things but its clear that improvements are going to be made but for non student residents.. the new prices is NOT worth it for what you get. GO SOME WHERE ELSE!

    The management seems to be completely apathetic to residents. Issues are rarely resolved, and take forever if they finally are. I have been hear for over a year and still do not have a mailbox key despite my best efforts and promises that I will finally receive one. I do not receive emails, and this issue has not been corrected despite my best efforts. I had no wifi or television when I moved in, and it took weeks before it was rectified. The apartment was not even cleaned before I moved in. Over the summer my air conditioner went out. My roommates and I were given a portable air conditioner that made life somewhat bearable, but only in the living room. We were told that the replacement part was on backorder for six weeks, but it is two months later and we have not been helped. The lack of air has caused moisture issues, and it has caused damage to my personal property. I would personally not recommend living here. Edit: Nearly two years after moving in, I still have no mailbox key. The apartment is under new ownership, and many leases (including my own) are being terminated two months early. There have been numerous other inconveniences I have faced during my time here. The apartments may be getting remodeled, but I still do not recommend living here.

    I stand corrected. I thought residing here could not possibly get any worse, but it has. Residents were given not even sixteen hours of notice that they must move their cars or risk being towed. There were already not nearly enough spaces for residents to park with the storage containers and dumpsters placed haphazardly all over the property. Then, the parking deck was blocked off with no parking alternatives given to residents. It is absolutely ludicrous to tow residents for a problem the property owner created. With the amount of cars that were ultimately towed, it wouldnt surprise me if the towing company earned a commission for each car. Its not even the increase in rent that is atrocious. Its the fact that Evolve waited until the last possible moment to inform residents of their cancelled leases. Possibly, the intent is to ensure residents are unable to find other accommodations. It demonstrates a complete and utter lack of care and consideration. The silver lining is I am no longer bound by my lease and have the chance to move elsewhere. Whilst rent will be significantly higher, Id much rather pay more and live somewhere I will be safe and free of constant inconveniences. I wish the best to any unfortunate individual who does choose to live here.

    Evolve has been bought out, and things are changing. An email was sent to my roommates, neighbors, and I that are renewed leases signed over a month ago for 2024-2025 were cancelled and we had to vacate our apartment by May 10th for renovations. We have lived at the complex for 3 years to this point, and to be given the boot all of a sudden with little offer for solutions (other than moving to another building and increasing our rent by at least $100) is a punch to the gut. This news breaking in February doesnt help either due to Tuscaloosa not being an easy place to find somewhere to stay at a reasonable rate. Just downright disrespectful, and I fear these are signs of what is to come at this complex. The extra star goes out to some of the staff and maintenance team we have grown to know over the years, and I hope that they are able to stay because they are what make this place good at times. At least the air conditioner will finally be replaced!

    DO NOT SIGN. The complex has been bought out by some company and they have been completely disrupting living here. Living here has felt like any moment the people running Evolve will fine or bill us. They are threatening to tow people's cars for parking on the incorrect parking level just so that they can power wash the level. We have only been notified less than a day before and feel sorry for the ones who are unlucky enough to not be around to avoid towing fees. Before signing I was assured that there was enough parking space for everyone. I had to park my car over broken glass just so that I could avoid towing. We have been assured that our lease would remain in place with this new management. A few weeks later we are told that our lease will be cut short so that they can do renovations. I am quite glad that they are hiking up the price to almost $200 more than what I currently pay per month. That way fewer people are taken advantage of. I hope that price is worth it and not just used to do new paint jobs and making the leasing office nicer while the hallways continue to smell like smoke with awfully stained carpets. I hope that they fix the constant cockroach and AC issues that are fixed for a few days and return to malfunctioning. (The AC of a tenant here has been "fixed" over four times and nothing has been permanently changed) I will say that even with these issues, I still liked living here and resigned my lease before this new management came along. But with how they are going about posting new information so last minute, it is all incredibly unprofessional and tells me they don't care about the people living here. I worry the just care about making the place look nicer to lie to more people to sign here. Even before the new management I asked a lot of questions and received very satisfactory answers. I just didn't think to ask to look in the hallways and ask if there is an elevator. Which there is not in my building at least. If you are considering and have no other place to go, PLEASE be wary about the people who run the place. Don't get screwed over like we have been.
