I had a New Franklin Modular Home Placed on my property and I moved into this newly placed home back in April, 2022. From the get go, I had nothing but issues with the retailer, and miscommunications between the retailer and Franklin. By October of 2023, the shingles on the roof of my franklin home began sliding down the steep roof, in the texas summer, completely exposing the contents beneath the shingles. I had three roofing companies come for quotes on the damages and were told by all three of these companies that the roof was not properly installed and would need to be replaced. The manufacturer prefabricated part of the roof, and on site, the retailer hired a contractor to finish the rest of the shingle installation over the 7/12 hinge. Not my problems, but it is actually. Becuase Im expected to foot the bill for an entire new roof, which should have lasted 20+ years. The retail location who sold my home admitted that the roofing was installed incorrectly by both parties, but refuses to make it right. Roof has set rotting for the last 6 months. Completely exposed is areas.. I reached out to franklins headquarters in alabama for guidance and resolution, and was told that I was no longer under warranty and even if I WAS, that the roof isnt covered regardless of the facts. They asked for photos, THEN agreed the roof was not properly installed, but that they would email the retailer on my behalf and hope they do the right thing for me. Im sorry? What!! OF COURSE, the retailer & FRANKLIN at this point are both unbothered by my complaints. This is bad business, FRANKLIN. You should take PRIDE in the retailers that you allow to display and SELL your homes. Your business should be ashamed that YOUR customers are being taken advantage of. The economy is terrible and every family is just trying to skate by and make ends meet, but here I am stuck with a big bill for a less than 2 yr old roof on a 2500 sq ft home that I paid $255,000k for. BUYER BEWARE We ordered our Franklin home last year and moved in recently. My wife and I spent our life savings on the home and land. We thought we did our homework on this builder, even brought up several negative reviews from other customers, yet we were assured that follow up service and repairs were a priority. The home looks immaculate on the outside and beautiful inside UNTIL you pull back the covers and find the shawty workmanship. we had a leak in the roof, cracked drywall throughout and a cracked bathtub that leaks (This was JUST in the first week.) The response we received from Franklin was well you didnt tell us during the final walkthrough. How can we know these things would happen? After 3-weeks of waiting for a service rep (and discovering new problems) nothing. Communication with Franklin is like herding cats. I will Update this review, for better or worse.

We love the house that we designed for my parents the Lilly. It took 4 months after delivery before it was move in ready. Things I wish we had known prior to signing a contract. Have EVERYTHING in writing. An important thing to my Mom was that her house was painted with a satin finish paint. We were told by two diff salesmen that it would be no problem to do that. A few wks prior to building- I get a phone call that they wont be able to do that. The Lilly is designed with a raised kitchen sink. We requested a flat counter top all the way across with a standard sink. Answer was yes, this wont be a problem. And again after contract is signed down payment made- oh we cant do that with a granite counter top those are prone to crack. I returned that this was an important detail and would result in a no sale if we couldnt come up with a solution. His solution w/o our permission was an upgraded sink. Which we were ok with but now after only 6 months of living In The house we have a major crack right by the sink. And their solution to this is to get someone out to repair it and they might reimburse us. All this to say, make sure every detail is in writing. Not saying,I would never buy one. These are just things I wish I had known ahead of time. Be stubborn about writing and signing. Adding that, we are also left with a mess at the marriage walls. In the living room-Its uneven. We cant get anyone to fix it. Hoping my Mom doesnt trip over it. 2023 update- Franklin has done a good job and great effort to getting the issues fixed. We did just sign a settlement and hired our own people to fix the floor and put new counter tops in. Settlements do not even close to cover the cost of hiring someone else. But we were just ready to have people we know do the work.
