    As a landlord who has both self-managed and used other property management companies, I can confidently say that the team at Parkway Realty is the best I have ever worked with. Heather knows her stuff. Time and time again she demonstrated not only an in-depth knowledge of the laws, but also vast practical experience in each unique situation. To other landlords: In my experience, Parkway always acted to protect both the landlords and tenants to the best of their ability. Protocol was always professionally followed. Their practices are fair and legal. They actually do the property walk through inspections themselves and accurately assess the conditions both before and after lease periods. They effectively communicate concerns, they answer when you call, they work incredibly hard to resolve conflicts. They let you know when your tenants havent paid rent and in the same breath inform you of the steps they have already taken to collect that rent. They have maintenance professionals on speed-dial and will handle any property issues that arise while keeping the owner informed every step of the way. To tenants: One reviewer here referenced their experience as a tenant during a property sale and Id like to point out that those complaints were related to that sale and not the day-to-day management handled by Parkway Realty. From my perspective, Parkway is committed to treating tenants fairly and ensuring a positive living experience, however, if it is a collaborative effort. Parkway will not only answer your calls with any concerns, but they will also immediately take steps to rectify any issue. I know, because I can attest that they immediately call the owners to notify or request permission to take care of things for the tenants. If you want to ensure a smooth experience as a tenant, just be sure to report any maintenance issues promptly, and communicate any concerns or requests to Parkway. They wont know that you are unhappy unless you tell them, and they wont know about maintenance items unless you report it. If you want to get your full deposit back, take care of the property and leave it in as good or better condition than when you arrived. Yes, Parkway will inspect behind you, and yes they will deduct from the deposit if necessary. This is fair. In short, if you take responsibility for your actions, pay your rent on time, and communicate openly, you will never have any issues with Parkway Realty as your manager.

    The property we temporarily leased was in terrible shape. We were all but told no to doing any type of improvements. While we were in the property with our family of 6 we were given little notice they were selling. We were given little notice of 3 different showings of the property. Once a buyer became interested in the property we were living in, we were bombarded with inspectors and contractors. One day I came home to a baseball sized hole in the ceiling of our bathroom with Sheetrock all over the floor. The walls in one of the rooms began to buckle. We were pressured to find a new place to live to allow the new buyer the opportunity to secure a lower interest rate. Luckily for the owner/buyer we were able to find a new home quickly allowing them to sell / buy with a better interst rate. We went through the stress and inconvenience of moving and the additional costs involved all to be sent a letter that they were deducting $1,100 from our deposit for blinds that were broken/inoperable and carpet cleaning. Stay away from Parkway Realty. They arent in it to help people, they will get anything they can out of you and say its your fault, even when you bend over backwards to help them sell their own property.
