    Friendly, efficient service! I have dealt with Manley and Associates, Inc. on 2 of my refinances. Both times Mr. Manley was professional, polite and thorough. I understand the market varies, all the time, and that effects my appraisal. I had several questions and I feel he explained very well. The office staff I came in contact with was very nice and accommodating to my schedule. I have and will continue to recommend this company!

    This appraiser was hired by our lender/VA to do an appraisal for my home. It came in far less than market value. Also many programs used by lending professionals, and which is considered to be on the low side of estimation of value. Five VERY WELL KNOWN Real Estate professionals could NOT believe the appraisal that I received, and they all know a good appraisal and a fair one when they see it, and know a lazy, poorly done appraisal when they see one. This one was probably by far the WORST they have seen in many years which came under almost $20 per square foot in value. When the appraiser came to my home he was dropped off by someone in an old beat up car, and apparently when he showed up I could tell he was under the influence of either alcohol or some type of drug. He spent maybe ALL of 10 minutes at my home and could barely hold up a camera, while sweating profusely. He compared my home to homes that were no where near the value or condition of my home. He used one comp from 2018, all the others were houses sold in 2017, saying there were no houses comparable to mine, which houses are selling in my area like hotcakes. When asked to revise his appraisal and consider the TRUE comps close in my area, he said no one was perfect, but said he was not going to change his appraisal,refused. Some appraisers are simply too lazy to do the job and this is one of them! No lender has control over the appraiser chosen to do an appraisal for the purposes of purchasing or refinancing a home, but if enough complaints are made, an appraisal management firm can choose to drop the appraisal company from their list of approved appraisers, as well as the VA! This process cost me $600 and probably cost the appraiser $5 ( well, he had a free ride) worth of gas and about an 30 minutes of his time while under the influence. My advice is when someone tells you Manley & Associates is going to do your appraisal, FIGHT for another company to do it! AVOID him at all cost!
