Do your homework before purchasing a home remodeled by Three D Properties. A Norwood home I considered was fully remodeled (reconfigured floor plan, added bathroom/plumbing lines, laundry, upgraded electrical panel) all without building permits or a certificate of occupancy for said work. There were two building code violations regarding the home's water heater as well. This permitting information was never disclosed at any point in time by Three D or their listing agent. As a result of no permits, the remodel was never inspected by the City of Birmingham until my realtor and I raised the issue. To Three D and Exit Realty's credit, they offered to have an inspector come out three days before closing in an attempt to assuage any doubts regarding the repairs. This, however, was simply too little too late. There would be no way to attest to the majority of the work hidden behind walls. Had the permitting issue not been discovered, I would be liable for all the fees, penalties, sewer impacts, etc. that the company did not address. Yes, their remodels look nice. I cannot, however, in good faith recommend purchasing a property from them at face value, knowing the work was not done according to the city's municipal code in the first place and their unfortunate negligence to not go through the proper channels until they're caught.

Less than 2 months after moving in the HVAC system is leaking between floors causing water damage and mold. After initially offering to help I was ghosted by the company.
