    Good God, Lived here in 2011 and to this day I remember standing by a window and feeling the heat seep out of the baseboards. Cockroaches in the kitchen during the summer. Woman that was the manger at the tine was a Witch. Signed a contract only to agree to get out if repairs and maintained was done by a certain date and it wasnt. Boom got out of our contract! Horrible and disgusting, overpriced apartment- But were from the south so maybe its a Northern thing! Dont care and good riddance!

    We have lived in the woodlands for over a year and have found it to be a safe, comfortable and beautiful neighborhood. We love our wooded view off of the balcony and find the apartment to be spacious and cute. The outdoor pool and gym are a plus as well. Jason and the office staff are always friendly. Manny and the maintenance team do a great job.

    Looks beautiful. Seems decently priced. However their website doesnt list any move in costs such as: application fee, starting deposit price, admission fees, parking fees or specifics for pet fees. I called and spoke with a kind woman, but she said I would have to set up a tour virtually or in person to get the other prices. In this economy, I cant believe they arent transparent right off the bat.

    Apartments are very overpriced for what you get and management does not care about tenants. We paid a premium for a newly updated apartment, but all of the "upgrades" were purely cosmetic and poorly done. For example, the paint on the kitchen cabinets chipped immediately, the carpet was old and in need of replacing, and we had multiple plumbing issues that caused leaks and other damage in the one year that we lived there. For example, our sink and dishwasher regularly backed up; we submitted maintenance requests at least 3x for the issue. It was never fully resolved. Additionally, our upstairs neighbor's plumbing was not installed correctly, causing their bathtub to overflow and leak into our unit. This caused water damage to our ceiling and other items in the bathroom, which had still not been fixed upon move-out. At one point, our water heater failed entirely (after we placed multiple service calls to repair different parts of it) and we did not have hot water for 48+ hours. The property changed management companies while we lived there, and it was not an improvement. Management is slow to respond to questions and issues, unwilling to work with tenants, and just generally ineffective. We did find the maintenance team to be friendly, but got the sense that they were discouraged from making any repairs that would be considered costly. Issues we identified upon move-in (including a hole in the drywall in the basement from previous water mitigation) were never fixed. Included photos are from move-in. However, management still invoiced us for additional charges beyond our security deposit when we moved out. We attempted to dispute the charges given the quality of the apartment at move in, and management's disinterest in fixing anything, but they threatened to send us to collections for the amount. They will nickel and dime you. On top of our regular (over-priced) rent, we were charged a $600/month "service fee" to convert our lease to a month-to-month arrangement after it expired. The unit was also very energy inefficient; we live in a much larger space now and we pay a similar amount for our monthly electric costs. Overall, we're glad we only had to live here for a year and would not recommend signing a lease at this property or with this management company.
