    This company and any HOA that hires them needs to be investigated immediately! I have NEVER known nor heard of such a money hungry management company that uses such predatory practices to falsely fine their homeowners. They are RUDE and have ZERO phone etiquette. Your day is coming very soon. I already know. Homeowners BE AWARE and skip this company.

    Great Morning, I am Jeter, my Wife and I reside in the Cold Water Creek subdivision, we received correspondence stating your company was selected by the Cold Creek Homeowners Association Board of Directors to manage the business affairs of the association. The original correspondence referenced more payment information to the association by the homeowners rather than CC&Rs and the responsibility of the HOA. The Homeowners of Coldwater Creek have not received any correspondence on when the management company will be allocating funds to better Coldwater Creek? As of April 3, 2023 there are several areas of concern that should be addressed by the board members: 1. Unsightly Road Signage 2. Birds Nest By The Pool Entrance( Several homeowners have complained about being attacked by the birds while entering the pool) 3. Unsightly Traffic Signage 4. Fungus/ Mold Growing On The Tennis Court due to the tennis court being neglected by maintenance staff. In closing, the aforementioned areas have been areas of concern the past 5 plus years. I understand the responsibility of the homeowner is to understand and follow CC&Rs. However, the HOA composed of Board Members must exercise diligence in carrying out the HOA responsibilities by enforcing CC&Rs and maintaining, repairing, and replacing "common areas. As of April,4, 2024, the HOA has failed to maintain its common areas. When will these areas be addressed? Respectfully, Jeter

    These guys are terrible human beings. Ive been under these guys hoa for years and theyll constantly pester me about the stupidest things. For example they said the numbers on my mailbox were not clear my mail man didnt have a problem with that, and hes the only one reading those damn numbers. I look around and guess what the numbers on the mailbox of everyone around me looks the same as mine. Now I dont know why they couldve singled me out. But I bought it to their attention and after 2 months no one else had to repaint their mailbox number so now Im wondering if these guys are discriminating against only me. Tell me heritage property management group why are yall only sending me these messages and not everyone else who is breaking your stupid rules.

    I thought maybe it was only me that had trouble with Heritage Property Management, as I try to hold them accountable for necessary issues in our community and considering our homeowners dues are outrageous and unwarranted but clearly I am not after looking at their reviews. They truly have the worst customer service practices Ive ever had to deal with. Calling to resolve issues, I learned that our property manager has never even seen our neighborhood. How do you manage a property that you cant manage to even bother to go see so that you can manage? When you write them, you get no reply, but leave them a negative review and Gavin promptly cuts and pastes his word salad rather than call to directly speak to the homeowner. I suspect mant have gotten this lame responses. If I ever move, rest assured, the first thing I would check is they are not the management company.

We can clarify that Heritage Property Management operates as the right-hand of elected Boards of Directors of the community association – we are not the association itself. Any community association is governed by the legal covenants, regulations, and other governing documents filed at the community’s inception, and the elected Board of Directors is granted specific powers per those same documents. All association funds stem from the sources outlined in the governing documents and are allocated per a community’s annual budget. Documents related to current and previous community budgets, as well as the governing documents of the community, are available to review online at any time in the homeowner portal. The role of the management company is to act in an advisory capacity to the Board of Directors – the management company does not contribute or allocate funds to the association. If you have concerns as to the maintenance of common areas as defined by the governing documents of your community, we encourage you to submit inquiries or requests related to these items. These can be submitted online in the homeowner portal, or by calling our Homeowner Solution Center team at 770-451-8171 from 9:00am-5:00pm, Monday through Friday. You may also request a meeting with your community’s Board of Directors, or request an opportunity to attend the next open session of the Board, via these same methods. Please review communications sent to your account via the community as well to see if updates about any ongoing community modifications or improvements have already been sent.

Good morning! Community associations operate under the guidelines outlined in each association’s governing documents. These documents include specific standards for the community, and each community conducts regular inspections to ensure those standards are being maintained. In the event that a violation of these standards has been identified, the Board of the community reviews the item and determines whether or not to initiate the notification process to request the violation be resolved. All notices are sent per the same governing documents; notifications sent to accounts are private information specific to each account. While our team members can certainly review if mailbox numbers were a particular point that inspectors were asked to review for the community at-large, no team members can discuss any notifications that were or were not sent to other homeowner accounts. Community associations rely on homeowners and residents upholding their community’s governing documents, and we appreciate your concerns. We apologize for the delay in our response to this review – unfortunately, the review did not populate on our profile when it was originally posted. We don’t see any new items on the account, and we can only reiterate that all concerns have been properly noted by the inspection team that visits your association monthly, and by the Board, whose role it is to determine what constitutes a violation and to initiate enforcement procedures for your community. As the CAM for your community and other Heritage team members have stressed, we hear and appreciate all of your concerns, and they have all been noted by the appropriate parties, but no Heritage team members can further discuss any notifications or actions that may or may not be applied to other homeowner accounts. This is an industry-standard privacy policy. Enforcement policies, such as those in your community’s governing documents, are a legal process, and a specific timeline is allotted for this process. Heritage cannot alter the legal enforcement policies of your community, and Heritage did not create the enforcement process. That is an element of your community’s governing documents and specific resolutions and amendments related to violations of your community’s standards. We have confirmed that all your concerns have been sent to the Board for their review, and have confirmed likewise that the Board has been in contact over these concerns. Please keep in mind that the Board of your community has the sole authority to determine when a confirmed violation is resolved, and when to escalate enforcement as the governing documents of your community allow. We hope that this clarifies the process and Heritage’s role as an advisory party to the Board. We once again appreciate your diligence in regard to your community, and we appreciate the opportunity to clarify these items.
