    I had a residential home inspection done by Chavez-Grieves in May 2021. Come winter, the hydronic heating system was not operational. The system did not even have pressure, which after research is a standard residential check. The pressure tank was broken and one of the valves controlling an entire zone broken. An estimate from B. Carlson to repair came in at $2,001.68. Immediately after moving in, I had an electrician investigate a whole breaker circuit going dark in the master bedroom. Turns out the GFIC in the master bath is linked to an outlet outside, so that every time it would rain, the interrupter would trip. The electrician found a couple out of code issues in the break box as well. The house has two split system cooling systems. One works quite well while the other isn't operational at all. I have run out of money to make repairs for the time being and haven't gotten a repair or replacement quote yet. Today, the hot water heater broke down, less than a year from inspection. This prompted me to write this review after suffering so much breakage after what I had hoped would be a premium inspection, which cost more than my real estate agent's go-to inspector. There was also a substantial rodent infestation missed by both the general inspector and the pest inspector who was hired separately. The dishwasher was rendered inoperable from the rodents and needed to be replaced. Today, I'm worried about what other items, particularly structural or safety-wise that may have been missed.

    Had reached out to several structural firms and was having a hard time getting a response or call back for some questions on an inspection. Joe reached out to me a day later after sending over a message. I scheduled my inspection online which is always super convenient to do. I hate bogging someone down for them to go scrolling through their calendar to find an opening. The preinspection guidelines came in the week before the inspection with good information and an online invoicing system, (greatly appreciated also) The crew arrived to the site early and did a thorough inspection. I felt extremely well taken care of and had all of my concerns addressed not just with words but pictorial proof and instrumental back up. When it comes to inspections especially residential and pertaining to structure you can never be too careful. The process to remediate these sorts of problems can be long, arduous and also tend to be very costly. Even so, Joe and John were extremely helpful and addressing the concerns and pointed out numerous other items on the grounds that were suggested to be taken care of also. This was a fantastic inspection experience and I can't thank them enough. ~MD
