DO NOT RENT FROM THEM. Take heavy caution before you rent anything from them. No matter how much you like the apartment. See how honest they are and how they treat you. I’ve been living here for less than a year but I’ve had literally the worst service from the managers. The actual technician that comes out and helps with maintainance is super nice. But the people in charge are horrible at dealing with tenants and they do NOT care about you.expect passive aggressive responses when you have concerns and questions or problems relating to the apartment.

I've had mixed experiences with GSM over my 4 years as a tenet. On the one had, they have been gracious with a number of my concerns and maintenance requests, dealing with them in a timely manner. The one exception is a ceiling leak which appears every time there is a heavy rain, and I report it every time. They always say "we will fix it when the roof is dry" and then the leak will appear the next time it rains. This is at most a major inconvenience. The leak, however, is dwarfed by a concern that has popped up over parking. When I began my lease in the summer of 2016, I was told that I could park in the lot next to my building and I have had no issues with that until November. I came down one day to find a notice to say that I was parked in the lot illegally. I thought this was just a mistake and ignored it. Today I found another notice. When I contacted GSM, they said that they actually did not own the lot and tenets could not park there and instead should park on the street. We were never contacted about this change in parking procedure, and this situation quite unreasonable considering the number of people living in the building. Furthermore, street parking immediately outside my building is limited to 2 hours during normal business hours. For those of us who live and work in downtown Rochester and walk to work each day, this leaves us in an untenable position (and this was my primary reason for leasing from GSM and choosing this location). I'm dumbstruck as to what to do with my car now. Thanks, GSM!

This business practices discrimination. They will refuse applications from certain individuals, and will offer different terms and conditions to different people, namely different income requirements. It is illegal (it goes against the fair housing act Title 42) and whats more than that is that it is incredibly unethical and unprofessional. I recommend you take your business elsewhere as this is a terrible real estate company who does not even obey the law or the professional ethical standards set forth long ago.

I have lived in a unit owned by Grove Street Management for almost a year now and I am moving away. Throughout my entire year, I've had absolutely no problems whatsoever. Everything in my apartment and surrounding areas has been clean, the management responds to my inquiries in a very timely manner, and the team is very friendly. I've not had to submit a maintenance request during my year here, which although that is a good thing, it means I cannot speak for how timely maintenance requests are fulfilled. Overall, I have had a GREAT experience living here. I would most definitely recommend renting from Grove Street Management.
