    I had one good experience with Chris and one experience that was bad enough to erase the first good one. Summer '18, we wanted to put in an offer on a house and decided to have it pre-inspected by Chris. He found several minor things wrong with the house, but nothing that was big enough that we couldn't resolve with the seller or fix post purchase in a hot market. We didn't get that home. Fast forward to Summer '19 where we had an offer accepted and needed to have the home inspected. Unfortunately this time, Chris missed a lot of things. He found a small hole in a door caused by a faulty door stopper, a few places that needed caulking outside, and evidence of rodents in the attic. We were able to get the seller to resolve the rodents. When we went for our final walk through pre-closing, we found several new things that went unnoticed by Chris. Cracked tiles in the bathroom, two toilets that needed servicing and worst of all, a pocket door that had clearly been kicked, causing a giant hole. Those things we were able to get the seller to compensate us for, since we luckily caught them before closing. When I brought them up to Chris and asked why he hadn't seen them, he just said "a home inspection is not a warranty, I'm glad the owners compensated you for that". It's pretty clear that he either didn't check the pocket door or he only checked one side of it, yet he will not own up to that. Since we've moved in the house, we've found several other things wrong that should have been caught. Leaky and loose faucets in two bathrooms and the kitchen. Outlets that aren't functioning. Ironically, things that he did catch at the house he pre-inspected for us last summer. When asked about these things again, he replied with "an inspection is not a warranty". Of course it isn't, Chris. But it's so improbable that tiles would crack, two toilets would need servicing, a pocket door would need replacing, leaky and loose faucets would appear (at least one of which needs to be replaced), and that outlets would stop working (that weren't hidden by any furniture)...if that is my luck, I should go buy a lottery ticket. I think Chris missed some things and isn't owning up to it. I won't be using Chris again and my realtor and her broker have removed him from their list of recommended inspectors as well. Your mileage may vary, but there are a lot of inspectors, so I would just chose another one. I tried to respectfully resolve this with Chris via email and was unable to.
