image We went through Zillow to express interest in seeing a house for sale. We were randomly assigned Joyce Underwood as our real estate agent. We expected that as our buyers agent, that Joyce would be more on our side with making recommendations and obtaining a good price with the seller. In our interactions it seemed that she was distant and only did what was minimally needed. We were first-time buyers in Washington state and our kids who were co-buyers with us were buying their very first home. Joyce didnt make much of an attempt to get to know us and our needs. The home we purchased wound up needing $30,000 in repairs once we started getting the inspection repairs done. We felt Joyce could have informed us of potential problems to look closer at based on her or Coldwells experience with buying/selling homes in the local area.
Follow-up to Joyce Underwood's response to the above review: The original inspection estimate was only $18,000 and we used that to negotiate a lower price on the home. Turns out the cost was $30,000. For example, under the rolled roof covering was nothing but insulation, no sheathing! As a realtor in that area for many years, Joyce could have shared with us the potential problems with older homes. We'd have very much appreciated Joyce's insights so we could have directed the inspector to investigate more thoroughly. Then we could have negotiated an even lower price for the home. Joyce did submit offers for us, but we had to go through several rounds of edits before she got it correct.

It is most unfortunate that you feel this way, especially when I worked so hard to represent you and your family. Before you accepted the seller's counter on the inspection response form 35R and completed the purchase, YOU KNEW the cost for inspection repairs would be $30,000 from your contractor's bid.I worked hard with your daughter, son-in-law, and members of the church congregation to find them a home. We looked at 9 different homes, two of them twice or more. The main concerns were location, no mold, and to move quickly.I wrote offers on 2 homes for you. We lost the first home because our offer was less than the competing offer. It's a strong seller's market.I provided you with all the information available to me, answered your questions, and searched out the monthly city utility bill for you.I forewarned your son-in-law and daughter that I previously purchased a 1957 home which I expected to be a remodel, but it ended up being a rebuild.You had a home inspection by a professional home inspector.You had a contractor bid the inspection repairs.I worked to get you a large amount off in a seller's market with a seller who had lived in the home for 60 years and had a strong emotional attachment.You had more information than the typical buyer. You knew before completing the purchase that your contractor expected the repairs to cost $30,000.I feel like I worked hard on your behalf throughout the home buying process and always had your best interests at heart.I would appreciate it if you would do the right thing and retract your Google review. ~Joyce
