My aunt and I have been on the waiting list for over 6 months and finally were called in to select our lots and builds. During the build selection phase, they told my aunt that the lot she was currently putting the build on was sold... What? Moving forward, they charge a premium for a "lot lake" and couldn't provide clarity as to whether the detention pond would be beautified, etc. My aunt decided to cut her losses and move her lot to the opposite side of the pond and I decided I would chose the lot next to her. Our rep said that it wasn't available and that she would have to get corporate approval. I gave her my deposit and waited for the call... We waited and finally she sent me a text message saying we got the approval and wanted to talk about "incentives". I then call her and she tries to increase the price by $8k, but will give me a $3k incentive. What? I don't really know how their salesmen make money, but I almost felt like I was buying a used car for a minute. I guess we will have to wait for a resale in the neighborhood. The new construction price vs the market price varies between $40-20/sqft, so anyone who builds a new house can pretty much guarantee they will lose their equity once they close on the house.
