We used Reed Inspection Services in March 2014 for a house we were closing on in April 2014. Of course initially we thought the inspection provided by Randy was thorough. We are almost a year since the inspection and I couldn't be more dissatisfied. I know that with an inspection, you are not going to catch everything. The items that have come up over the past 12 months are pretty big items in my opinion and should have been caught during the inspection. The first item, we have a water heater that was replaced in 2000. So at the time of purchase on the house, it was 12 years old. We are new home buyers and thus didn't know that we would have to replace the water heater shortly upon moving into the house. In doing my research and talking with plumbers most water heaters have a life span of 10-12 years. I would have expected that Randy would have included this in his inspection report that it may function properly now but it is actually getting close or past it's life cycle and will need to be replaced soon. The only mention of the water heater was that there was corrosion on the supply valve, it is a common condition and should be repaired. The second item is our windows. While I know that Randy is likely not an expert at windows, he did point out 5 windows that needed to be evaluated by a window glass specialist. What he missed was that on all of my windows at the front of my house on the first floor, there is this clear silicone caulking that was applied to major gaps in the windows, a very poor job by the previous homeowner and anyone could have identified how bad the caulking looks. There is also significant water damage around the window sills both on the first floor and the second floor. This has all lead to what is now a pretty bad carpenter ant problem. While I would not have expected Randy to know that there are or were carpenter ants, the amount of water damage is pretty significant (in fact one window specialist said he has never seen it this bad) plus the terrible caulking job is definitely noticeable. This has lead to expensive carpenter ant treatments (already have had the exterminator out here twice), plus I have to replace all the windows on the front of my house in order to try to prevent the water damage from continuing (so that's another $8,000), not to mention that I also need to replace most of the window sills because of the rotting wood (which I have yet to get an estimate on). The last example I will provide, is the slow water leak from the master bathroom (which is on the second floor) and leaks into the ceiling in the kitchen. When we purchased the house, there was discoloration in the paint on the ceiling not to mention a crack. I realize some cracks happen during settling of the house, however this crack was in the middle of the ceiling and it started where the discoloration in paint was on the ceiling. I know there is no way he could have known there was a leak but just pointing out the fact that "hey the ceiling right here doesn't look right and by the way it's right below the master bathroom" would have at least given me an understanding that I may have a bigger problem. The master shower needs to be completely re-done in order to fix this leaking, which will be around $3,000 - $4,000. Again, I would not have expected Randy to know that there were carpenter ants, maybe they weren't present 12 months ago. He wouldn't have known that there was a leak. I absolutely would have expected him to identify the gaps in the windows, the very poor caulking job, the water damage to the window sills, the fact that the water heater was 14 years old, the discoloration in the ceiling. These are the major items I am dealing with as of right now…and I can't wait to find out how much more he missed over the next few years and what it's going to cost me.
