Overlook Ranch (Phase I & II)

Water turned off 3rd day in a row Phase II with no prior notice. I would like to say this is not the norm for this property. If you rent here expect to have no one ever answer the office phone or respond to messages left in any form. If you rent here at Overlook Ranch, Dallas what you can expect is zero effort! You will have to battle for absolutely everything you are paying for and it will still not be delivered. Update: Today is 4.6.22 and 2nd time this month the water has been shut off. Again, no one answering phones in office. On prior review, did go by the office after waiting 35 minutes to see someone to discuss this, left.

This is the worst apartments I have ever lived in. They never answer the phones in the front office. Work orders take MONTHS to get completed. DO NOT MOVE HERE! It is a waste of money!

Please don't waste your time. This is not good community to stay. Management/Manager should get some schooling to learn how to treat customers.

This is probably one of the worst places I've ever been in my entire life, if you value your mental health and sanity absolutely don't move here BUT if you want to make sure that you'll have roaches, won't sleep through the night due to loud noises, no hot water and maintenance won't take any actions on your request but marks them as complete anyways then join this complex!! Ive been having all of those issues since moving in September 2021. The staff is kind but they dont actually do anything until you go into the office for the 3rd time to complain about your issue and even then its a 50/50 chance itll get fixed. My neighbors blast music nonstop and it keeps my toddler awake which is great! I have a roach problem and submitted pest control request but guess what, they mark it as complete but have NEVER showed up to my apartment and the problems are still going on, its March 2022 Edit: in regards to the response, NO management has reached out AT ANY POINT, this shows the blatant LIES the apartments tell and like stated i had to go down to the office to advise of my roach problem and previous requests, the leasing manager stated he will put it the books, ill keep my review updated to see if any progress is made. As of now, no pest control, which is no surprise.
