New management starting around September. Cheaped out on painting renovations, including getting overspray on my car and shutting me out of balcony for nearly a week after a last minute notice. It is overall an improvement to the older buildings. Thin walls with misfitting doors and windows, so loud neighbors are regularly heard. Previous management would not take care of noise complaint issues or maintenance issues for 6-9 months minimum making living here unbearable. There are small roaches, one found in bed, never food but definitely kitchen. I've never seen any waterbugs or rodents. Always some gnats and the occasional fly. Parking used to be a pain, now just small spots with a towing company for visitors. Pool may get upgraded, never been because looked gross. Water was cold for forever and when finally fixed is sometimes scalding, least I can shower and properly wash dishes. Building was a mess when moved in including painting over bugs, cabinets still look damaged and outdated, sink fixtures look like falling apart, bedroom window wont open or close correctly and no screens. Was quieter when I first moved in. If you can sleep/work through it then it may be a fit. Also talking to neighbors can go a long way or they may just ignore you, almost called the cops because of lazy old maintenance. Moved here as a UTD student. Cheap/affordable. Cops drive by but no break-ins, seen a few arguments/fights, drinking and smoking does happen in public, cops sometimes hangout on grounds. Overall I feel safe but I don't hang around too long outside at night alone. People have asked to buy and sell drugs to me and friends on or near property and creeps at building nextdoor. Resident noise level must be fixed and I would give 3+ stars. New staff seems to care more genuinely, more staff and more professional, eager to help, looking less run-down. Decent community, acceptable starter apartment. Good luck!

This so called Gables Apartment at McCallum is a stark example of scamming. The manager who is a lady in 50s is an artistic scammer. She manipulates leasing contracts frequently in a vague language to trap tenants into what she called “fines" in a way that contradicts to all other apartments. She keeps changing in leasing contracts every term. She always sends her guy to put fine notes at tenants’ doors by end of the day (4-5 pm). Examples of scamming: 1- Adding new entry of recycling not showing on utilities; then, after a month, she puts a note on door asking $50 or $25 fine. 2- When a tenant reports a need for a pest control, she happily does the pest control, but after few weeks she put a note at door asking $500 fees. 3- Suddenly she puts a note at door asking fine of $25 for littering though you did not do it. 4- when the patio has a table and/or chairs considered not following her policy, she puts a note of fine. 5- when a tenant does not give a renewal note 45 days before lease expires, she asks a fine of $50. Her office is full of tenants who get mass fines for same reason. 6- Gate most of time is not working and she fines if car uses different exit or entry. 7- After moving out she charges couple hundreds for previous damage in apartment you did not do. 8- After moving out and if she does not charge of apartment damage, she asks triple of cost of last utilities bill to take over whole of deposit. 9- Very poor maintenance, she only runs maintenance when it is very urgent. Regular maintenance needs to ask 3 times that takes weeks to fix it. 10- Guests’ cars are usually towed because there are no signs direct them about parking as she lets tenants sign documents that include her policy of parking and usually tenants do not know about it and their guests scammed by this vicious manager. 11- The two bed rooms are actually one as they are included in one. You get into 1st bed room and then another door leads to another bedroom. 12- parking spaces very small. 13- If it happened and they control roaches, a guy comes to apt and puts only one drop of insect bait under kitchen sink. All apartments are infested with roaches and many other insects including bedbugs. 14- Expect more scamming techniques every time you renew your leasing contract with her. If you do ... be very careful and read every word of documents she asks you to sign if you still wants to live in this miserable apt complex. Her scam starts after granting her your signature!
