Great place to live, in the center of everything. The grounds are well kept, no stray cats or viscous dogs, the people are working class, friendly and quiet. The office staff is very helpful, and the manager Lynn is awesome, very professional, the maintenance crew is efficient and the notifications of upcoming events in the area and community is very useful. If I did not have to relocate because of my job, I would still be there! Joe L

I've been living in the Bend for almost a year, and I've had a great experience here. The management is really friendly and ready to work with you with any concerns or problems you may have. The maintenance team is also very prompt and they will fix anything small or big. I would definitely recommend.

I loved living here, but I do want to warn people that the Bend has more crime than other Village areas. When I lived there, there were always warning about cars being broken into. One time, I was actually followed by a car to where I lived (thank god the Village is a maze to shake that car off). Like an older reviewer posted here, there are cars that are left here basically abandoned (non working). Parking is also hard to get. The place is affordable. I think the pool parties is an issue in all of the Village since I've been to other areas in here.

I lived at the Village Bend for 2 years. It's an older complex that seriously needs to be updated. When I moved in, the apartment had not been cleaned. There were bugs everywhere both live and dead, trash in the kitchen cabinets and drawers, burnt on food in the drip pans, hair on the bathroom floor, cobwebs in the closet and lint & popcorn in the dryer filter. The dining area had grease stains on the walls. The washer and dryer were old and the rust that had developed on the washer had been painted over. The washer filters had apparently never been cleaned; the first time I cleaned them I actually called the office to ask where I could get a replacement for the "wool insert" . Turns out that was not an insert, just a 1" accumulation of dirt and lint. At first the complex itself was nice, clean and well run. The pool was not overcrowded and parking was not a problem but that gradually changed. The second summer I was there you couldn't even get into the pool. One family was inviting all their relatives from all over the Metroplex and every weekend was a big pool party for their extended family. If management ever responded to the complaints, they didn't put much force behind it as it was still happening into the fall before I moved out. Parking became harder to find and it appeared that non-running venicles were increasing as they would sit in the same spot and not move for weeks. Dog droppings were everywhere and walking to the office across the grassy areas was like going through a minefield. The gym (old one on Greenville) was always packed and equipment was often out of order. Their solution was to "come at a different time". Not ideal for people that work a regular 8-5 in-the-office job. The upstairs neighbor and the former tenent of my apartment both cautioned me about leaving my bicycle on my patio as thiers had been stolen. It's on the edge of the Vickery Meadows area so the crime rate is a concern and going by local crime statistics, it has gotten worse since I moved last year. Maintenance was usually pretty prompt but they just continued to fix the old appliances that would break down again in a few weeks or months. My refirigerator leaked from the time I moved in and it took over a year for them to finally admit they couldn't figure out why it was leaking and replaced it. My dryer was causing problems with my circuit breaker and at first they were going to replace the washer and dryer but then they came back and decided to just change something in the circuit box. My toilet bowl was cracked at the rim and the lid didn't fit the tank. It was also leaking when I first moved in and their solution was to just recaulk the base with double the amount of caulk that should have been used. It looked terrible and caulk was smeared all around the floor. As far as the apartment itself, while it was spacious and not a terrible layout, it was old and had many old apartment issues. No vent fan in the bathroom, low ceilings in the bathroom, hallway and kitchen, thin walls, so many coats of paint that there was no longer any definition to the trim, paint splatter (including the faux granite paint they used on the countertops) on walls, floors and fixtures that was never cleaned up, hair imbedded in the paint in the bathroom, aluminum window trim that was heavily oxidized, etc. My ceiling had a very noticeable demarkation where they switched from a shiny, satin paint in the kitchen to a matte paint in the dining area. At least the carpet was new even though that had a couple of stains probably from when it was installed. I gave it 2 stars because it was conveniently located with walkable access to shopping, hike & bike trails and a light rail station, the staff were always friendly, the utilities were inexpensive, and the rent didn't go up after the first year. Also I did receive my full deposit back (I used thier cleaning service when I moved out.) Not a terrible place but you can get better for the same price.
