    The authentic Waterloo experience starts and ends with incompetent management. When you move in do not expect your apartment to be ready. They will sell you on blazing fast internet only to have the google fiber port full of paint on move-in (happened to a friend). Which makes it extremely “easy” to work from home. Are you going to live with a friend or significant other who might not move in with you right away? Prepare for management to lose your record of adding them to renter's insurance and have to escalate to Greystar corporate before they will remove the fee (happened to a friend). Management yelled at them and told them just to pay the fee multiple times. Do you like to travel out of town? Waterloo will welcome you back with a note stating they saw you with a puppy and threatened to impose new fees. You can’t make this stuff up. I explained to Waterloo that I was out of town, so it literally would have been impossible for it to have been me. They said, “one of the managers saw you in community with a puppy." Pretty amazing they could see me when I was about 5 hours away at the time. Do you enjoy cooking? Waterloo discourages the use of the stove and will charge for a new one even if it falls under normal wear and tear. If you love amenities, you will love the pool which raccoons use to swim and to clean their food every night. Do you get Amazon packages or maybe a letter from grandma every once in a while. Well not at Waterloo their mailboxes are chronically broken. They will most likely respond to this review stating that this is not the normal experience and they are extreme disappointed that I had a poor experience then do nothing to change it. There are many cheaper, nicer apartments in this area that won’t have the headache of Waterloo. Additionally, I should add their new Manager is unaware of basic renters protections, HUD guidelines so the future looks bleak.

    I had an appointment at noon got here on time was told to wait 10/15 mins while they showed someone else a tour. Bad customer service. I was excited to look at the places here but they wasted my time.

    EDIT: You will deal with noisy neighbors!!! I have a learning disability which makes it incredibly difficult to focus on my school work as a graduate student. My upstairs neighbors play instruments and loud music at all times of the day and night along with dropping weights and stomping on the floor. I have brought this up continuously to management and they have done nothing about it even though TX state law states that anything over 65 db (normal speech) is considered loud noise within regular day hours, 10am-10pm. Things to know if you move here: - Roaches are a big, big problem here! - They have recently merged the two apartment complexes making Waterloo Flats accessible through all sides whereas before the apartments had more privacy. Everyone from Waterloo East and the other side of the block can easily access the Waterloo Flats section. - I recently let the leasing office know about serious disturbances such as people standing outside my door at 4am while yelling/cursing , and I was instructed by the leasing office to call the cops next time. Not that they would inquire to my neighbors about the sudden noise and disturbances, but that I should escalate the situation by calling the cops, when it is known that cops are not trained in deescalation. The location is great with access to Dollar Tree, HEB, other local stores and the bus. But the management is horrendous, and you are often given attitude when you bring up really troubling issues. Just know that if you come here, you are ALONE. They are not here to support you.

    From day one, I had awful experiences. I moved in late in the day, and by the time I had gotten to unloading my furniture into the bedroom, I realized the floor was wet. It turns out the water heater didn't have a pan underneath it, (which is a Texas requirement by law) and it was leaking everywhere. Not only could I not fully move in for several days, I had to listen to the loud sound of a fan in my bedroom while I slept in the living room. My helpers had already returned back to their hometown, so I was left moving my furniture into my room by myself. I still had to wait for the carpet to be laid down again since they pulled it up for the drying process. I realized early on that my hot water was not working. I had to wait several days for a plumber to come out. He said it would take about a week to fix. The apartment did let me use a neighboring unit to shower, but it was so inconvenient having to walk back and forth with my belongings (also very awkward). By the time the repair process began, I had to remove all my clothes from one closet so they could cut a hole in the drywall to access the proper pipe in the water heater. Over time, they determined the apartment was not suitable for me to live in, and I was then told I would have to MOVE units. I then moved all of my stuff after having unpacked the majority in my original unit. This was also all in the midst of me starting my new job. I had to change all of my services to the new unit (water, electric, internet), and that was a pain. Another thing that really bothers me about this place is that it has an animal problem. Raccoons basically live in the walls of some units. I am not lying here. I literally saw a raccoon crawl out of the side of a back unit once. They also swim in the pool, which seems very unsanitary. Check out the pics I attached. This is not a one time thing. This happens all the time. The treadmills frequently break, so plan on paying for a gym membership elsewhere. Anyhow, I was easily able to get my deadlines mixed up for my end of lease date and completely lost track of time, but they were not willing to help me out and let me move out early. I was forced into paying a month to month fee on top of rent. That's an additional $500 per month. The manager claims to have posted a note on my door, but I never received it. Plus, there are many thieves in the area, so I imagine it could've been taken for whatever reason. I had multiple packages stolen here, too. I also saw a man breaking into the mailboxes once (the police arrested him), and many of the mailboxes don't close properly. The manager wanted to argue with me about her poor wording on an email she sent it out. I'll quote it: "Your current lease will be expiring or has expired on [redacted]. You can renew your lease online by clicking here." No where did it say I must end my lease if I don't plan on renewing. It simply says it will expire on the date, and my only option was to renew or else it would "EXPIRE." If it were to expire, then why am I still being required to submit my intent to move out? The email should not say it will cease to exist on that date. --- Andrew and maintenance guys are great. I think they deserve a raise because they have to deal with a lot that is out of their control. Overall, I would NOT recommend living here. The price is way too high for the inconveniences that come along with living here. Take my advice and don't do it. It's worth the additional $100-300 to live in a newer complex with friendlier staff and less problems. It would be nice if they would have let me move out a little early (minor inconvenience for them) due to the major inconveniences I experienced.
