    READ THIS BEFORE YOU THINK OF MOVING HERE. Since moving here in mid 2020, this apartment complex has deteriorated. Some of the interiors of the apartments are ok, but there are no fans in the bathrooms (complex was grandfathered when the city made it a requirement) therefore multiple units have had mold issues. Austin Code has multiple strikes against the complex but this is the only way management will fix things. Amber the current manager as of 8/2022, is pretty useless. They offer these lame resident nights sparsely in order to mask the incredible amount of crime that frequently occurs in the complex. In July, there was a mass exodus of people moving out (non college students). In the past 3 months, MULTIPLE cars have been broken into with expensive work tools etc stolen. Today someone's catalyic convertor. Another person was pistol whipped but had a gun and threatened the potential thief. Last month, 7/2022, a women's apartment was broken. This month additional breakins. We residents have asked REPEATEDLY for management to install cameras in the parking lots in order to assist APD and residents with their cases. Their answer has been vehemently, no (BELCO the management company and Amber, the current manager). Management only installed cameras in the mail rooms because USPS threatened to stop delivering mail to our complex because the mailboxes were frequently being broken into. Residents have decide to put up privacy screens on their patios, which you see at MANY apartments, for sun, dirt, leaf etc protection AND security protection to thwart theft, and management sent out a message threatening to fine residents if they do not remove them, stating only bamboo is allowed. ON TOP of this, they have the audacity to raise rent by 30% every year. The laundry room machines have been not been upgraded and continously have out of order signs on them. The washing machines do a very poor job at washing, to the point your clothes come out smelling sweaty. Multiple residents bave complained, and nothing. I've seen on the message board when residents complain, and the managers give them a false sense of caring and that the resident is out of line or paranoid, and nothing changes. This word is overused, but gas lightning is the term. You will be a victim of crime. You rent will raise. And the amenities will stay the same. Belco and their management, have no concerns for residents. It unfortunately will take someone dying from being a victim of crime, for them to finally decide to do anything.

    I went on a tour as I am looking to relocate soon, the complex is well maintained and clean. The manager, Amber is very pleasant and knowledgeable. This is definitely in the running and the location is a plus.

    This apartment complex is great for an affordable option close to downtown. The management here is the best I have ever interacted with which can make or break a complex. There is a great sense of community and problems are addressed quickly. The apartment itself is nice enough for its age. A little worn down but still fine. Beautiful mature live oak trees and cute patios everywhere.

    No hot water since last Wednesday. No end in sight. No assistance or appeasements have been offered. This is due to a gas leak that wasn't repaired in a timely manner. Thank God we didn't spark a fire or have an explosion.
