Would not recommend living in a property managed by Alterra. Pay more to live elsewhere. Similar experiences as stated below.

Horrible company. They run one city and it's the worst. It's inhabitable and the property manager is disrespect and a liar. I reached out to this company via online multiple times this month and they don't respond.
No values for a company. Renters beware.

In my opinion, this is an unethical and unscrupulous company. I would not recommend doing business with them or living at any of their properties.
I was a loyal and good paying tenant at one of their properties, Heinz Lofts. Moving in, office staff promised me that if I needed to break my lease early I could find a replacement to take over my remaining time. Fair enough. My life changed and eventually I had to move out. I had 4 months left in my renewal term (I had paid for 20/24 months). I found a replacement to take over my remaining months but management declined my replacement saying it wasn’t enough; this parent company had arbitrarily changed the takeover policy so now your replacement must sign a full new term in order to take over yours. This change was never communicated.
Ridiculous as the new policy was, I found someone else willing to sign a full new term. I asked the office how this individual should take over my apartment since it was not available on the website. Management told me that the replacement should apply for any other unit then have it transferred. I passed this information along to the gentleman but when he called to transfer, he was told my apartment was already filled with a replacement. It turns out management raced me to find a replacement and because they found one first they still charged me the 3k buyout.
This is clearly double dipping. They suffered no loss but rather a gain from my moving out early yet they insisted on charging me a 3k buyout. To be fair, the contract does reserve the right to unilaterally market the apartment. But there are many rights reserved in the agreements, like assigning parking spaces, that are never done. Management deceptively implied a lack of intent when they told me the apartment was not listed on their website and my poor replacement (who is probably still on the hook for his deposit) needed to apply for another unit then manually call to transfer it over.
Allegedly they 3k was to reimburse the cost of updating their website and turning over the apartment but we all know it doesn’t cost that. Maybe this was a blessing in disguise because I read the contract and it turns out that even if you do find a replacement, you are still liable for any damages your replacement makes.
I only gave one example. The unusually long contract is riddled with things that can and will be used against you. This is how they operate. They will be deceptive and change policies at a whim without communicating the changes to anyone. Look no further than my example if you want to know how that recipe for disaster plays out. I emailed the VP of this company and he doubled down in support of bad policies. My rotten experience originated with culture put forth by this management company so I’d expect the same from any of their properties. This management company is the one that set the ridiculous policy about only accepting replacements if they sign on for more than your remaining time.
Also:
1. The elevators frequently break. Management loves to blame the vendor they selected and continue to use. The elevator in the parking garage has been broken for over a year now. I reported it several times out of concern for elderly and handicapped people but I just got told a part is on back order from Australia. Maybe their phones are broken too because I could never once get a call back from property management despite politely asking at least a dozen times. At least my butt looks great from all the walking.
2. Management expresses a strange resentment towards pets. Emails complaining that dogs were barking and people were laughing in the tiny dog park. The contract says that if one of your neighbors is bothered by barking or the sound of your pet, that you must get rid of your pet.
3. Tar leaks from the ceilings of the parking garage. I also reported this but I was told they weren’t worried about it. This could easily drip on you or your car. Tar is also on fire safety devices.
4. Tripping hazard out front.
5. “Secure” package room routinely left wide open.
