    The most horrendous experience I’ve ever had in all my years. Smoking in apartments trumps complaints from non smoking tenants. I’m referring to tobacco. Black mold from leaks, management oblivious to COVID protocol. Don’t be fooled by snappy lobby and pool….. ITS A DUMP.

    One Franklin Town is a lovely apartment complex, but it would be nothing without its star leasing agent: Parris Moore. From the moment we first called One Franklin, Parris was tremendously helpful. My gf and I were very picky about our preferences, and Parris ended up helping us locate the one unit that met all of our wishes! With everything going on in the world, it is extremely helpful to work with someone who is so caring and attentive. Highly recommend checking out One Franklin Town!

    Update Moved out, hadn’t heard anything and much like Matt’s review I’m waiting for my deposit. Unlike Matt, I just filed in small claims as PA law allows double your deposit back if the landlord fails to contact you in 30 days. It’s worth the effort to get back what was yours. I won’t go as far as to say anything about the staff, however the person I’ve been dealing with has been quite short and what some would call rude. Decent place to live, everything is pretty consistent. Beware electric bills are very high. I live in 840 sq ft and just got a bill for $140. (Keeping heat at 64, air at 74. The unit doesn’t efficiently heat and cool evenly thru the entire unit) They’re not efficient heating units, only one unit in the space means high bills in winter and summer. Be sure to add an additional on average $130 a month for water and heat. I thought I’d share since these places don’t usually tell you this up front.

    Building is a great value for amenities you get and proximity to center city, however the Management staff is terrible at their job. I lived in the building for two years and when renewing my lease after the first year and submitting all the documents necessary to lock in my new monthly payment, the management team forgot to enter the docs into the system and if I didn't diligently check my bills, I would've been charged month to month rent even though we renewed for a 12 month lease. Additionally, upon leaving the building in mid-March I did not receive my security deposit within 30-days of my lease end date, due to the Management team's ineptitude. They did not enter my forwarding address into the system, even though we provided all necessary details upon vacating. Instead they mailed the check to the apartment I was vacating. I then followed up on 5 separate occasions after the 30 days were up and was essentially given the run around from Ivania and the management team. I eventually spoke with Mike the regional manager, who assured me the check would be fedexed overnight to me....4 days later and Mike still didn't provide a tracking number or follow up with me. He very obviously didn't do what he said he would so I eventually had to follow up with the literal corporate office in Cleveland, where I spoke with a super pleasant brookfield associate who was able to rectify and fed ex me my check within a day. Long story short, nice building, incredibly inept management staff, if the deposit was for more money I would've taken them to small claims court.
