Warning to All homeowners, run away from this company ASAP. They named as Reliance, but their behavior was totally not reliable. Extremely bad experience with this company ever since they changed ownership in 2022. I would rate them with negative score if I could. All inquiries and questions met with excuses. They failed to abide with their responsibilities due to landlord, which explicitly stated at the property management agreement. They had no communication with landlord when a tenant moved out. After returning full security deposit to the move out tenantwithin 30 days, they ordered multiple expensive services (including cleaning, painting and maintenance) and claim those items as market ready, which were apprantly beyond normal wear and tear. And it was supposed to deducted from tenant's security deposit, but they ordered it without owner's consent and then made us pay for that afterward. It was highly possible those service companies are owner related, because they are charging way much higher than the market rate. Also, they fail to comply with Oregon rental law, they wired the tenant security deposit to landlord after collecting their manangement fee (yes, 6% on security deposit) instead of holding tenant's security deposit at a trust account.

Where do I start? First of all, their rental agreement makes you waive your rights to due process. You have to waive your right to jury trial, class action lawsuits, and agree to settle all conflicts through one particular arbitration company which I suspect is paid to sway their onclusions because the agreement goes on to say if you lose at arbitration reliance is llowed to use the court process to recover their damages.
AND ....as part of the arbitration you are not allowed to talk ( post/blog/etc.) About what happened.
Now, think about how different the reviews on this company would be.
I will say from experience that reliance behaves as if they are bulletproof. They have complete disregard for their tenants, and the law, and because you think you waived your rights when you signed the lease, they do whatever they want with no consequences.
I would like to advise you that even if you signed away your rights, it is unconstitutional to do so, and a legit judge would find your ENTIRE contract unenforcable because of that.
Don't let them silence and oppress you. Talk to your neighbors, do your research, and stand together to force them to comply with the requirements of their job, the company, and the law!
I tried to post pictures of the terms of lease I described above, but they are not showing up. Perhaps they will later, perhaps the company can control that.

Once you've moved in they drop all contact and after a year of living at one of their properties I've never been able to get Patricia May on the phone. They also leave tenants responsible for black mold growing inside due to poor insulation. I regret leasing with this company.

Reliance named themselves that, because the services they provide, are the total and complete opposite. Gaslighting, avoidance of health issues and just a total lack of competence is outstanding. Do yourself a favor, the moment you find out this company manages your rental, or a rental you are looking at, run the opposite direction.
Jennifer, the maintenance supervisor, will give you exercise as she gives you the run around, and just totally drops the ball on anything important or worthwhile. Patricia, is a master, at being passive aggression, and if you want a tip or two, try any customer service request from her. 0/10, RUN!
