image Our experience living here since the new management company took over has been horrible. Greystar is now taking over so it will get worse. Do your research on Greystar before living here. We have windows that don't open. Utilities are through the roof. Trash and feces everywhere. There are so many other complexes in the area. DON'T RENT HERE! People are leaving is droves!

image We have not been able to live in the unit since Jan 14 when our unit suffered significant water damage. The apartment management has not given any updates on when the unit will be ready. They have offered no assistance in finding housing during the time that we cannot live in the unit. They continue to charge rent and have not answer any questions about how we will be compensated for the time when the unit is not livable. They have moved our belonging without notice or permission and damaged our belongings in the process. They have not responded to multiple requests from our insurance company to get confirmation of the water damage and have thus prevented our insurance claim from moving forward. They are refusing to compensate us for the massive utility bill that has accrued during the time they had machines in the unit for water remediation. They have had the heaters turned up to high while also leaving all windows open further adding to the utility bill for which they have refused to compensate us. When we met with them and asked why they have not responded to our multiple emails seeking updates on repairs and plans for compensation for loss of use, they blamed their lack of responsiveness on the residents of the complex. We were told that that can not respond because they have too many emails from tenants. We are coming up on 7 weeks of not being able to live in our unit and still have no information about when repairs will be completed and how we will be compensated for the time when we paid for our unit but were not able to live there.

image As great as the location is and the layouts of the apartments are; its not worth it for the price you pay in utilities and rent. Not to mention the lack of communication to very poor and inaccurate communication. We only lived here for 10 months and due to the winter storm and how its been and still continues to be handled is honestly breath taken. They truly deserve their own reality show of how they have money but lack to actually put it to good use. Not to mention the unprofessional behavior the leasing office will give you in person or posting in on Facebook groups. Dont be fooled by the new company taken over in April, as their reviews are worse than wood village. Would be very cautious of renting here as a lot of lawsuits will be coming out. Do not believe the lies of replies they respond back to everyones review; their favorite pass time activity is blowing smoke

image Super happy to have moved out in July 2023. FYI ownership changed in mid-2022 so basically all reviews about management prior to that are invalid - the current management is so, so much worse.
One Jefferson is not a good place to live.
1. New management raised my rent by literally the maximum allowed by OR law (14+%!) that doesn't trigger their responsibility to pay my moving expenses. They provided literally nothing extra to me, in fact, service was worse than old management (see below).
2. When new management took over, they dropped services. During the ice/snow storm of Feb 2023, they didn't shovel or salt the sidewalks or stairs. I lived in a second floor apartment. When I finally left the complex, I borrowed a shovel from a friend in another neighborhood to shovel my stairs, as well as the sidewalk to my unit.
3. Tia is unprofessional and rude. When the new ownership took over, I misconfigured my online account and got locked out of paying online. I went to the front desk to see if they could unlock it, and she said I needed to pay by check (???) to get it unlocked. This happened in 2022! I haven't had checks in years. They charged me late fees until I talked to another agent, who was able to unlock the portal without the check. Turns out that Tia just decided to go on a power trip and run a scam. Tia refused to refund the bogus fees, and was rude about it.
4. Utility fees are extremely high. I lived in my unit full time, and had my 2 grade-school kids there about half time. Electricity in the winter was regularly $200+/month -- I was in sweaters, under blankets, turning everything way down when I left a room... there's just very little insulation in these places. Water was regularly $100+/mo. I was charged monthly for natural gas despite my building not having any natural gas appliances.
5. Walls and floors are extremely thin. People in lower levels hear all footsteps, even regular walking, and even though upper units are carpeted. Be prepared to hear your neighbors.
6. Garbage management was just bad, and we paid a premium for it. The dumpsters regularly overflowed, leaving an ugly mess. I saw rats/rodents in the dumpsters more than once. People paid no attention to the garbage vs recycling - they would put trash in the recycling bins. People left mattresses and furniture by the recycling bins (blocking the sidewalk) and management would leave them there for weeks, even in the rain. Using sidewalks near the garbage/recycling locations involved regularly traversing literal garbage piles. The place felt like a dump, largely because the management couldn't be bothered to clear out the trash. All this happened despite paying a required $15/mo for "valet trash", on top of regular garbage rates. The valet service providers regularly changed and there were often unannounced gaps in service. Sometimes they would refund us a dollar or two if there was interrupted service, sometimes not.
7. When I moved out, I hired a private cleaner who did everything but the carpets. I got a cleaning bill for $300 in my final bill. I called the front desk to ask about reducing the cost, because there was literally nothing to clean. Tia said that it was mandated by law to charge tenants a cleaning fee (a lie: check the laws). I called a second time and talked to another agent who said they would reduce the fee. They never did and sent my bill to collections instead.
8. When I moved out, I found full 2 br houses with yards and garages in comparably nice neighborhoods for essentially the same price I rented my 2b/2ba. It's insane.
I recommend looking elsewhere unless you can get a SIGNIFICANT discount, like 40+% relative to the market. You've got to expect they'll raise rent by the legal max, got to price in the high utilities, got to price in the unpleasantness and scams with management, got to price in property mismanagement, and got to price in the outdated construction. These are discount apartments, managed poorly. Pay accordingly.

image Take pictures of everything when moving in. They charged me for the resurfacing of the stove when I moved out after living there for five years. The stove was already scuffed pretty badly upon move in, but of course thats the one thing I didnt get a picture of. I emailed them about it, but they ignored me.
They claim to be luxury, but if you get someone who knows what theyre looking at, theyll tell you its pretty shoddily put together. And after things were pointed out to me, I realized they were right. Its cheaply made with the appearance of beauty.
The new owners are pretty terrible. The management is nice, but limited in their powers and capabilities. But thats typical in apartment rental.
Also, dont rent out the storage area. There a lot of mold in there. Its a health code violation, but they wont do anything about it.
Neighbors are really nice though. So theres that.
Edit 2 years later: The response from them is a lie. I have heard theyve only gotten worse over time, so heres what people need to know. I only come back to this review, because I recently talked to a tenant and they have the same complaints. I guarantee there is mold. I guarantee they charged me for something I was not responsible for. I guarantee it is unsafe, as I saw a safety railing missing from one of the top floors. Its just a steep drop. You can post a review and theyll respond. But their responses are all lies. I absolutely told them about the mold. They ignored me.
Please do not rent from this place. There are plenty of other complexes within the area that are not only cheaper, but managed better. Ive been gone two years, so if this wasnt important to me I wouldnt bother with this. You are unsafe living there. Please trust me on this.
