image Be wary! I paid a $300 deposit to hold a townhouse in JANUARY, applied, got denied and have still not received my deposit back. Several emails back and forth of assurances that my refund is in process and I've still not received it. Brooke said it would be refunded before end of February & still nothing. My Next step is Small
Claims court. This office is grossly INCOMPETENT & outright DISHONEST. $300 may not be much for this corporation but that is MY money that they seem to think I will just forget about & not pursue to get back. Last email on 3/4 said it's been reissued and guess what? Nothing.

Adrianna, we apologize in the delay of receiving your security deposit refunded back. After you re-applied a second time, the first deposit was disputed. Once your second application was denied on January 29th , we reissued the check but had the incorrect forwarding address on file. Once we updated your forwarding address on 3/4, another check was reissued but can take up to 30 days to receive it. You will in fact be receiving your security deposit but due to a second application being submitted with the wrong forwarding address, it caused a delay in the process. Again, we are truly sorry for the inconvenience this has caused you.

image Peace and quiet is rare here. you may get 2-3 hour windows if you're lucky. Night shifters BEWARE! Leaf blowers, leaf blowers and MORE leaf blowers with noise pollution. Wood chippers, pressure washers, you name it, they are here from 7AM to 4PM...every day.

image -- The property was built in 1999 and has 355 units
-- They changed their payment portal for rent within 1 month and required all rent payments to go through the new portal effective immediately. However, I never received any of the emails despite my email address being correct on file, but, thankfully, my roommate did receive it. However, my neighbor was not so lucky and they CHARGED THEM A LATE FEE despite the resident paying on the old portal. They did not waive a late fee nor did they personally reach out to residents that did not pay during the transition. They issued a notice that if the resident did not pay by the end of the month, they would initiate the eviction process.
-- The new system is unacceptable. You do not get email confirmation you paid the rent and finding the payment history is not intuitive at all.
-- If it's a situation where you may owe money to Greystar for rent, repairs, move in or move out... plan on Greystar not appropriately or adequately communicate with you. They will say you're lying without directly saying it and will not own any of their actions or lack of actions. They will set you up to fail and threaten legal action as a result.
-- Just plan on getting rung dry when moving out. Put money aside each money and just budget for it because they will find a way to screw you over.
-- Mind you, this property has no problem putting notices on our doors but not for notices where money is actually due. There's no texting option.
-- You cannot opt out of the trash valet service. Taking out trash here is not hard but we have to pay for a valet service that's completely unnecessary. And they only come 5 days a week, excluding holidays.
-- If you enjoy having guests, don't move here. Really that simple. They just removed 6 guest parking spaces for electric vehicles only and I've only seen 2 parked there at once, at most. They did not replace those parking spaces with additional parking spaces elsewhere. You can park on the street (but not on Venetian as that's private property of Palladia) or at the mall but not in the community you pay to rent in.
-- Outdated, overpriced, and incredibly inconsiderate leasing staff
-- The "master" bedroom may fit a king bed but nothing else, including a dresser
-- The heating/cooling is outdated. The thermostat for the heating is manual and you cannot put anything on the walls where the heating comes out due to fire safety drastically reducing the already unlivable living space

image If you are looking for a spacious townhouse in the Tanasbourne area LionsGate South is the place for you! I recently toured the community and the leasing team was the best! Nathan the assistant manager went above and beyond while on the tour, he offered us coffee in the lobby as well as fresh baked cookies! In the model unit we toured the fridge was stocked with tons of drinks and treats! We toured several other communitys in the area and lionsgate south was by far the best option. Cant wait to move in!

image I recently moved into LionsGate south and have nothing but good things to say about the community. The leasing team went above and beyond to ensure everything went smooth. The townhouse has new carpet and appliances and feels already like home! We received $1000 off our move in as well which really helped out with the move in costs and the Holidays coming up. Brooke and Nathan in the leasing office has been extra helpful, and Dustin on the maintenance team as well!
