There is a reason while Campbell only has two stars, although it should be lower than that. Campbell has no concern for their renters, their safety, their time, or their money. If you call the office, you may never get ahold of who you need to talk to. Even if you do, they are never any help at all. After having a trespasser LIVE in my stairwell, Campbell never took any action to ensure our safety. OSU students, find someone else to rent from!

Poor property management company. Cannot speak on apartments, but rented a duplex owned by them.
Both the air unit and the piping for the water heater needed to be redone in the water closet, as I was told by multiple people from multiple companies, but Campbell refuses to do anything until there’s a real issue.
Had a leak that took almost 2 months of back and forth calls between me and the Campbell. Nice people, awful service as far as being a tenant goes.

I rented from Campbell property for 2 years. The Vintage apartments were nice and I enjoyed my time there besides my noisy neighbors. I got my full deposit back as well from the Vintage. But everything went down hill when I started renting a house in James Creek the next year. Several of our appliances broke (and flooded our kitchen multiple times) and we couldn’t get maintenance to come help us for days at a time. We were without AC for over 4 days the summer of 2021.
Upon move in, all of the lights in the house were mismatched. There were outside lights meant for patios in our bedrooms. The place smelled really weird too. When we moved in, the washer was completely broken and we had to request a new one…. Right when we moved in. Not sure why they wouldn’t make sure the appliances work before people move in. We dealt with those issues and made it to our move out date eventually. I am always a considerate tenant, and I took a video walkthrough of every room for proof of cleanliness (just in case) before I turned in the keys in July. They also make you pay over $200 for carpet cleaning before you move out.
We were expecting to get our deposit back and we hadn’t yet, so we reached out to Jill (the coowner, I believe, along with Bryce Campbell). She claimed we left our house a mess and that we threw a mattress in the creek?????? She claimed they had to hire movers to come get the rest of our stuff. All of these claims were completely false so I sent her my proof with the time stamp before I turned the keys in. She still insisted it was true so we then all got upset and continued to try to reach her and couldn’t. After sending numerous messages and proof, we finally got a small fraction of our deposit. We were already too tired of dealing with them to ask for the rest. Not that she’d respond anyways!
I won’t be renting from them again. They were nice to me up until I decided to stop renting from them and then tried to scam me and my roommates out of our $1200 deposit. The poor quality appliances also made it frustrating. Do with that what you will! 😀

CAMPBELL IS AN ABSOLUTE NIGHTMARE AND I DON'T RECOMMEND THEM TO ANYONE. First, I lived in a Campbell Property for four years - my apartment flooded 5 times. It got so bad that any time I would call them, they would address me by name before I ever told them the information. On a number of occasions, I had to call Bryce Campbell's personal cell phone to be able to have any progress made on fixing the damage caused by the flooding. Even with this, my monthly rent increased every year I lived there. I moved out April 2021 and they told me to wait 45 days to receive my refunded security deposit. Today is 91 (business days) since I've moved out, and I have yet to receive a check. I have been calling them several times month and nothing ever changes. Each call with them goes the same way - they ask if I've forwarded my mail (I did it in March when I actually left the apartment), then they tell me that they'll cancel the check without a fee, and they'll mail me directly to my new address. I'm driving from Tulsa tomorrow to sit in their office until I get a check. There is no reason I should be 3.5 months after move out and still waiting for a refund.

I know the comments on this place are harsh and I knew that going in. But I cannot tell a lie and here’s my experience:
I dealt with Bryce and Kelsey almost always and for me and my dogs they’ve only been kind, honest, and very forth coming about everything. The maintenance was never an issue with CPM. Take a pic and send it in, all my repairs were completed within 48hrs except that one time we needed a new water heater and that was completed in a matter of 4-5hrs the same day I requested it. I can’t speak for apts as I rented one of their houses and I’m very happy I did and stuck with them as long as I had ~2yrs. I can’t speak to others peoples’ experiences, but as a Brown guy living in OK I was always welcome at the office and treated with respect by the staff while there. Had a great time with CPM and would recommend them to my closet friends here whenever asked.
