image I prefer to deal with "facts".
To begin with, James does not, has not, "owned" the property according to the Logan County Auditor's site. The property is owned by his Mother, whom, by the way; is quite healthy; of proper mind and who's name the contract was/is in.
The start work date was delayed (5 weeks) due to in climate weather, wind and rain as it is a water front condo facing the windward direction. I have lived in the area all my life, been in the construction trades since 1972 and am smart enough not to open up an area with poor weather odds.
The work in question was originally preformed by an out-of-town contractor with amateur carpentry skills and knowledge. They used the cheapest possible materials and the finished product leaked through the siding, down the walls, rotting the carpeted flooring and upper floor structure and extended damage to the upper and lower support walls. Our "extorted" entire billing was also 25% less than the original contractor's bill after completely disassembling and replacing all but $700.00 of windows and doors.
I would also add that this was an insurance estimate to replace the visually apparent damage repairs and that "concealed" repairs would be made with extra charges, as stated in the contract. His Mother seen the concealed structural damage, said "It could not be left like that" and told "me" to please make the repairs, as my crew did.
"James" was called and never returned my call after leaving a message.
Repairs were made, proper invoice sent out and after two (2) weeks James finally called me stating, he was never called, never approved the extra work; was not paying the balance of the quote nor the extra work and materials involved in the extra repairs along with his use of some immature name calling.
I reminded him of what his Mother, the owner, told me and that if payment was not rendered that I would have no choice but to file a Mechanic's Lien on her after a certain amount of time, which I reluctantly did. I also explained to him that the insurance company would more than likely pay for the additional charges as the possibility of more damage was entirely possible as stated in the contract agreement.
The manufacturer of the siding that fell of was in and out of business within five years of start up and I am sure it was because of problems they were having. I sent one man over to make one repair on the siding, right up till when the lien was filed.
His Mother told me how nice and helpful my crew was during the process and with the moving furniture and belongings that James was to have moved prior to our arrival, and she even cooked the entire crew a fabulous lunch that they talked about the rest of the summer.

image He is trying to charge me almost 150% of what we agreed on before work started. Never asked me if I was ok with paying more or got an OK from me even though his contract states he will provide any additional fees or add ons in a written statement for approval. It is called a change order, the law requires be provided before adding additional work and charges.
He is now threatening to put a lien on my home if I do not pay his extortion rates. I have agreed to even pay more than what we originally agreed on, just not almost 150%!
Not to mention he started the job 3 months late and also the siding has fallen off twice so far. I would recommend not using Eric Grandi, very unprofessional
