There are fees on everything, even turning in information to leasing office late. The lease is completely inflexible when it comes to life changing events (like buying a home) and will charge you around 4k to break. This place is so obviously after money it's almost laughable.
UPDATE: They've just informed all residents that they are charging an extra three dollars a month because it's in the lease and they can. Seriously, don't move here. Also how do you brag about being a 5 star community when ya'll got a 2.8 on Google?

These are modern apartments, well designed with excellent reliable heat, fast cooling A/C and strong water pressure. And a wonderful pool! What you can’t see , but you can enjoy by living here is the incredible service! I’ve been here 16 years and always been pleased with a staff that cares about tenants. Andrea, the manager, along with Monika, the leasing consultant seem to have a consistent theme to answer tenants needs: Be Responsive & Get it fixed right the first time. Joe, John and Justin are 3 maintenance experts who can fix anything. This is the only place where a maintenance worker, just upon seeing you, will ask. “Do you need anything?” How rare is that? It’s another sign of the friendly attitude of the Hampton Knoll staff. Plus, the way that management handled the COVID pandemic was remarkable – imagine a complex that normally would be almost empty all day, but with COVID, it became full all day, with most tenants working from home. Deliveries increased by the hundreds. Yet, with all this need to respond to tenants’ requests, Andrea and Monika remained calm and as efficient as always. I’ve made many new friends here. It’s like a home in the best neighborhood.

I would not recommend moving here.
Andrea, the leasing manager, is great. She's nice, and good with people. It is clear that Andrea cares about her job, however, that means she forgets that she is supplying people with their homes, and tends to have the firm corporate attitude.
Monica is not friendly at all, and most of the time seems to not know what she is doing.
The apartment itself is beautiful with good layouts, and nice countertops. However, the amount of money we spent on hidden fees and little nit picks is ridiculous.
- Late fees are 10% of the rent so god forbid you forget to pay rent for a day, you'd owe an extra $120-$200.
- We got to start the New Year off with a $125 late fee. Our lease stated payments must be paid by the 2nd. PAID, not received. We paid our rent on Friday the 1st but because banks were closed Friday, Saturday, and Sunday, they did not receive the payment until the 4th. It was documented in our portal that we paid on the 1st of the month, but this was not good enough! They made us pay the late fee!
- The standard pet fees are just as every other apartment ($300 non refundable deposit, $40 a month for each pet) HOWEVER, they have a hidden fee for a third party. They force you to create a pet portal for each animal. EACH PET PROFILE COSTS AROUND $30???
-In order to pay your rent online it takes a certain percentage for the third party, this is normal. This percentage costing $60 however is NOT. They do not accept checks, so that's not an option. They had an alternative way to take payment where you, a working person who may have children, pets, or hobbies, have to go to get a code from the office each month, bring it to Walmart, and pay Walmart with cash to have your rent paid. But it gets better... Walmart doesn't have this code in their system, EVER.
- They charge a carpet cleaning fee a few months before your lease is up. It is $125, and if something is actually wrong with your carpet, they charge you more!
If you enjoy paying for any possible fine someone can give you, move here!

DON’T DO IT.

This apartment complex is beautiful on the outside but the people that work here are not in any sort of way.
Initially my roommate and I signed our lease without the proper information about ESA animals. She had called previously and they never mentioned the length of the process, therefore before signing the lease if we wanted the apartment we had to pay the pet deposit which is normal at most apartments but don’t list that you accept ESA animals if you aren’t going to disclose the amount of time it takes even with the proper paper work.
We got a nasty email about putting out our trash at the wrong time the second night we lived there. Forgive us for not knowing the rules by heart even though most of our neighbors never followed the rules.
My roommate and I made the decision to move out after many unpleasant encounters with Andrea and decided to spend our money somewhere it was appreciated. We let Andrea and Monica know months in advance that we were planning to move and we’re advised that if we moved out it would break our lease and we would have to pay a fee. We told them we would pay the months of rent no problem but knew we wouldn’t be living there anymore. Over this period of time a waterline broke in our apartment and we received a bill for $500. We tried to contact the water company and they said they couldn’t identify where the high water usage came from but forwarded the bill to the corporate office. When contacted from Hampton knoll we were told there was nothing they could do and that this was our responsibility even though they knew we weren’t living there. They said they understood our position and that it’s a lot of money, continued with fake empathy as they both did nothing to try and help us or explain how it is our responsibility when we obviously don’t own the apartment.
After paying the carpet cleaning fee we were charged an arm and a leg after scrubbing and cleaning the apartment from ceiling to floor, wiping down walls and baseboards to spot cleaning the carpet ourselves, dusting. You name it, we cleaned it. We called to double check we had no outstanding balance after making our final payment. Just to get a call saying we had a $700+ payment due.
If you want to live at a place that doesn’t care about you and wants every cent in your pocket move here!
