image Do not rent from this company! I was evicted in August of 2023 and life has been chaotic ever since. They kept my security deposit and basically tried to charge me to remodel the entire place when it should have been done prior to me moving in. The carpet was already ruined. They painted the apartment terribly prior to my move in. I was also never given a walk through of the apartment and was unaware my unit would be on 3rd floor. Will never say anything good about this company or recommend it to friendsall they care about is $$$ and not their tenants unfortunately.

Hi Ali,Thank you for your review as it provides an educational opportunity for us to share with others to fully understand their obligations when renting, and how important it is to follow the terms and conditions outlined in your lease. Choosing not to follow the terms of your lease does have a negative result which can also have a permanent impact on your life, as evictions prevent you from being able to qualify to rent from most landlords, making securing future housing extremely challenging.We are sorry you did not fully understand the expectations of the unit's condition at move-out that IMM has for our residents, as well as the rent payment requirements stated in your lease. We make every effort to be fair to the residents, as well as our clients that own the property. Unfortunately, when residents cause damage (destruction of property) either by the resident(s) and/or their animals, that expense is the responsibility of the resident. In this case, your security deposit did not cover the amount owed for unpaid rent and the damages caused by the residents and animals that were occupying the unit. image I lived in one of the IMM apartments a few years ago. When I first moved in the building was clean and well maintained. After living there for two years they didnt even replace the lights in the underground parking, vacuum the halls or even clean. The elevator was always broke. When I lived there I had two dogs. The first week I got calls that my dogs were always barking and they could hear them from the third floor while outside mowing the lawn. Was not my dogs barking. My rent was high but as soon as I got some help they took the extra they where charging me every month for my dogs off due to they could only charge me a pet deposit not both. ( I was told this by housing where I got help from). Then started charging water and also charged a tone of money for cleaning after I moved out. We cleaned for two days. I would never rent there again.

We do encourage residents to share feedback with us promptly, which hopefully you were able to do, so we were able to address your feedback at the time.We do inspect our property common areas frequently so maintenance, or cleaning, issues can be resolved promptly. Sometimes we do run into material supply delays or scheduling the repair person can also delay a repair. Common areas are cleaned on a scheduled/regular basis. When someone causes excessive dirtiness in these shared areas, this can cause common areas to appear unkept. We investigate and address the cause directly, so that fellow residents are not affected negatively as the result of another resident.If we receive a report of a noise violation or observe an issue, we do have a process in place to investigate the issue. We then work with residents to assist them with a solution.While we are unable to determine your specific situation regarding the dogs you have stated were living with you, it does sound like we had not received the paperwork required to complete and verify the status of the animals. Then at some point, we then received this paperwork from you and were then able to process their status.The cleaning requirement in the terms of the lease does require the unit to be cleaned (returned) to the condition and cleanliness that the unit was in when a resident moved in. If a resident causes damage to the unit (legally referred to as destruction of property), they are responsible for the repair/replacement of those damages. It is more common that residents are able to maintain and care for the condition of the residence they are renting, and able to complete their move-out without any issues. We encourage all residents to choose to follow the terms of the lease agreement to avoid encountering issues or expenses upon move-out. Kindly, IMM

image When my husband and I moved out of our apartment, I spent two entire days cleaning from top to bottom. We then were told we owed $577 in cleaning fees and damages. They didn't think to look into the fact that we paid a $500 deposit AND overpaid on our last month of rent. We had to point that out to them, and in the end they owed us $300. Don't pay these people a dime without checking first - they will scam you out of your own money.

Hi Emily,Thank you for your review. Yes, it is very important to review your move-out paperwork and make sure that you are in agreeance with the final paperwork. Our supervisors are available to review move-outs and will investigate any possible issues such as occurred in your move-out.There are many different items to gather together to finalize a move-out, which can include items like vendor invoices for work to the unit, etc. And then... there are items which are normally in place in a resident's financials and automatically included in the processing. In your case, there were funds still awaiting transfer from the previous management company.We do invite our residents to ask questions, and review the records with us, anytime a possible error may have occurred.Please let us know if there is anything else we are able to assist with.
