Do NOT rent or purchase property from this company. They value profits above all else. They will allow serious problems to persist such as no hot water, elevator breakdowns, mice and roach infestations, cracks in the building, leaks, broken cabinetry, and even intruders in their buildings. They do not properly communicate with tenants and only sometimes provide vague "updates" to problems in their buildings. I live in 2418 Olinville Avenue Bronx NY 10467; managed by your company; Topaz... I have been living here since the 80's.... As of recent, NUMEROUS tenants have had their mailboxes broken/popped into and packages stolen right from the mailbox area in lobby. Even packages that were left at their apartment door(s) have been stolen as well. It happened to my neighbor in 5A as well.... Me myself, had a package delivered October 14th 2022 at 11:53am from USPS(I was tracking it. When delivered, it was "Delivered, in or at the mailbox".....NOTHING was in the mailbox or adjacent to it. I got home after work at 6pm, and there was NO PACKAGE. I even knocked on quite a few of my neighbors apts to see if they took it and held it for me. Or considering I wasn't home, maybe the mailman left it with another tenant. All to no avail. Unfortunately I was not able to file a claim with them(USPS) due to the package coming from Canada (it was a Christian Dior Homme Intense Eau de Parfum 5 Fl Oz/150ml. Valued at $146.29). I have ordered numerous times from that Canadian company, as well as others with no theft issues.... I brought it to the attention of our Superintendent, Benny...... He states he has access to the cameras (which the system was recently updated. Thank you Topaz), however ONLY live footage. He states in order to review the footage, he needs a password that Topaz NEVER gave him.... That's absolutely absurd!!! I had worked for C&C Apartment Management for 5 years. And from my understanding while employed there; the Super MUST have the password/access to the cameras in order to go back and review any theft/vandalism/or crime on property... I know you Ladies/Gentlemen are off the weekend and won't be back until Monday.... I called the office and left 2 URGENT messages. The 1st was the description of the situation and the 2nd was my phone number.... Can we please rectify this ongoing issue in our building with haste so we can see the culprit(s) and notify the 49th Precent. Before it continues to happen.... Also, absolute truth; your company is waaay better than the prior management (Sussman). Please don't change my view on that

Instead of fixing the mailboxes and having the 49th Precent investigate the mail break-ins, we have to go to the post office to pickup our mail..............Smh..TERRIBLE management.... I lived in NY for 10 years, and Topaz was by far the worst management company I dealt with. I lived in their 52 E. 13th Street location for three years. A few things to be aware of if you're considering one of their properties:The owners are aware of an illegal "massage parlor" on the second floor (Google it) and have done nothing about it. You will frequently have to share the elevator with their patrons who are typically middle-aged men.This assumes that the elevator is even working. When I was there, the elevator was out of order for months on end and was not kept to safety standards. It's worth reviewing the violations filed with the City against Topaz.I lived on the seventh floor and had to use the stairs for an entire summer. When I asked for compensation (since I was paying for an elevator building, not a walk-up), they responded by not renewing my lease under the guise that my apartment was scheduled to undergo "renovations" (a lie). A new tenant moved in to my apartment the day after I moved out at a higher monthly rate.The heat doesn't work in the winter. There is trash piled up in the stairway and on the ground floor. The super is unresponsive to problems.Don't let the location and low rent tempt you - you will get what you pay for, and it is not worth the frustration of living in this unsafe building with unprofessional - and likely criminal - landlords.
