    Luxury living with too many compromises. Noise: external We lived in the south tower. The street noise from the tunnel was astoundingly loud. Despite promises of “excellent windows”, there are hours of honking, motorcycles, loud trucks, and construction noises- including well after midnight on busy evenings. Some neighbors have opted to install city quiet windows (about 10k per room) to combat this. Noise: internal We were totally shocked when we discovered that we could hear our neighbor having normal volume phone conversations. For 8 months, we were promised that an insulating piece would be installed in all units to mitigate this- but that never came. The partitions between units is extremely poor, surprisingly bad construction. We were promised that a piece would be installed across all units to mitigate this, but 8 months went by and many times we were told that they’re still designing it- it was never installed. Location and traffic The location is generally excellent with a major exception: traffic. During non pandemic times, you can essentially NOT reach this building by car (or cab) between 2-9pm during the week. The traffic is so congested that it takes up to an hour to traverse the final 10 blocks to the building. Winter and bad weather really underline this problem. Amenities The amenity spaces are excellent in general. Everything is new, beautifully designed, and accessible. The library is an awesome coworking space, the atrium is a lovely hang spot, and the gym is on par with any equinox. Staff Perhaps the ultimate saving grace of this building is the staff. The doormen and porter team are incredible human beings. We will miss them a great deal. Neighbors Many neighbors threw large parties and we smelled cigarette smoke in our unit during the pandemic. On the rare occasion we would utilize the steam room, there were often people on their phones, hanging in groups etc. We also had a run in with an aggressive dog that someone brought to the gym to do yoga with. While we met some super lovely people, the overall experience was not great. Management: The management company is perhaps the worst I’ve ever dealt with. Douglas Elliman was slow, bureaucratic, ineffective, and all around a horrible experience. They have a vendor relationship that forces a $200 fee every time you interact with their payment processor. When we moved out, they enforced an additional $2500 deposit (it costs $200 to pay this as well). When I asked why the deposit was requested on top of existing deposits and insurances, I was told that in the event of an incident, they’d rather pull from that fund than go to the mover insurance. So they attempt to place the tenant between the management and the insurance company for convenience- which would leave me responsible for attempting to recuperate damages in the event that a mover damaged the property. It took extreme measures to get them to accept a check for this deposit (to avoid the $200 fee associated with their digital system). This group is either poorly managed and designed or outright unethical. We left 565 after a year- noise, quality, management, and value were all factors in our decision to leave.
