I'll begin by stating how the woman at the front whom I interacted with initially was genuine, sweet, and was a pleasure to speak with. She accepted mine and my co-applicant's applications, and I was out of there in no time. This was, unfortunately, the peak of our experience with this agency. We waited around a week with very little contact from Karen Tam, the property manager. She gave us no updates, unless heavily prompted by our real estate agent, which even then lead to terse replies. This concerned us since if we DID get accepted, getting ahold of her would be presumably impossible, even if something in the property naturally broke or was in need of fixing. Motivation to rent this property, or simply do business, for her seemed to be at an all time low. This is all especially worrying given the $75/person application fee, which is fairly high compared to many other locations we've encountered. By the time we had any direct contact from Karen, we were requested to pay an additional $1000 on top of the initial security deposit for vague discrepancies regarding our "credit history." The credit scores of both myself and my co-applicant are both fair to high, with no outstanding debts. This is the absolute last place we would have suspected there to be an issue. It simply appeared to be a ploy to siphon more cash out of us, that we likely would not see again, given it would be tacked onto the security deposit. Be warned, I would by no means trust this agency. Between the high app fees, the horrendous wait times, and ambiguous extra fees, it is no wonder she has poor reviews on both here and Yelp, stating roughly the same issues. Tread carefully.

not even one star is good enough. 3 years with a leak in the roof and still have not repaired the roof. Karan Tam never calls you back and even when you call the office they say good luck in trying to get a hold of her.

They will steal your money. SCAM SCAM SCAM. My girlfriend viewed a rental property that Gold River Realty manage. She hand delivered the requested documents. (Guess they dont like email) paid $75.00 for the application fee and the office staff said 3-5 days turnaround. Six hours later at 8:00pm Karen Tam sends a text that she now wants bank statements. My girlfriend replied. Can I email or must I hand deliver? And another text And never got a response. They steal money. They dont care. House probably wasnt available and they dont want to refund the money.

When I first read all these reviews, I was extremely hesitant to deal with this company. My realtor found a listing for a home they were managing and my husband and I were recently married and just starting out, having no luck with finding a home. We applied and within a few days were approved. I have had many calls with Karen, exchanged emails and have not experienced any issues what so ever. She responds to me in a timely manner and has answered all questions asked of her.
