Shame on me for not trusting my instincts... For your own sake, stay away from doing any sort of business with Dan and Digital Seed. If it wasn't for showing their true colors and changing the terms of what they pitched to me, I wouldn't even have wasted the energy to write a review. But Dan showed his lack of professionalism and lack of business ethics. I originally asked to buy 10 leads from his service in order to test it and see if the leads were of any quality (see pictures attached) and his response was we only do a minimum of 20 leads. that was my first red flag. He eased my concerns by adding that it is secure and if 20 "qualified leads" were not produced in a month then it would reset the next month and we would be guaranteed to get 20 qualified leads. Since he made that guarantee, I decided to move forward. He immediately sent an invoice of $1500 with no itemized breakdown for costs per lead nor for administrative services. So for 20 leads, it would be $75/ lead cost. Mind you that he pitched me on a sliding scale lead cost. Another red flag was raised when he sent this invoice over but there was no agreement in place on paper... I was the one that had to insist that he put an agreement together. Fast forward 2 weeks into the VA IRRRL refinance campaign and there has been 2 qualified lead conversations that have shown any interest out of the 11 leads we have received... ( again, see pictures and comments). After scheduling a call with Dan and describing the lack of quality leads, WE DID NOT RECEIVE ANOTHER LEAD FOR THE FINAL 2 WEEKS OF THE MONTH. And after going back into the excel spreadsheet of leads, I saw that one of his contacts "Leon" went through the leads as well and they all said "Not interested"... Now, when I attempted to negotiate a win / win scenario with Dan suggesting that he just provide leads until we get one deal and it is a breakeven at that point, instead of providing a refund he refused, stating that it is not to his benefit and he would rather not. That indicated to me that Dan has no business ethics and is only interested in his benefit. At that point, he stated he would rather provide a refund of $500... Except for 2 things. According to Dan, we received 10 qualified leads wanting to do business (we only received 2.. again see photos)... But even at 10 leads, which is half of the guaranteed amount, half of $1500 is $750, not $500. At that point it was evident to me that Dan had no interest in providing good business services all along... This was simply a money grab... Several times, I attempted to provide fair solutions that benefit both parties but he was not interested in that whatsoever. They obviously don't understand or appreciate the importance of business ethics and when you cheat someone out of business, it can effect your longterm business... Don't waste your time, effort, or money working with them.

I’m with Guild Mortgage in California and we have been with Dan and Jordan for 3 months now doing VA IRRRLs.. High quality leads are not easy to find but these guys have a killer network
