"I recently applied for an apartment at Royal Palms on Tropicana, and initially, the process seemed smooth. We were instructed to apply online, which we did, and our application passed the necessary checks. Additionally, upon submission of the emotional support dog letter, we were informed that everything was in order, and approval was pending confirmation from our doctor. However, just ten minutes later, we received a call stating that our application was denied. This was a surprise, as the criteria indicated that we met the requirements, but it appears they changed their standards after receiving the letter. This sudden denial feels unjust, especially considering the reassurances we received earlier. As a result, we intend to request a refund of the $120 application fee from our bank, as the actions taken by Royal Palms seem to be in violation of legal regulations. It's particularly disheartening because my husband, who is disabled, feels that he has been discriminated against. We are exploring our options to take legal action under the Disability Act and Fair Housing Act to address this matter appropriately. Additionally, we will be making a complaint to the Attorney General's Office of Nevada and filing a complaint with HUD to ensure that this discriminatory behavior is addressed and prevented in the future." Response: Thank you for your response. While we appreciate the offer to discuss further, we believe it's essential to address the significant concerns raised in our previous communication promptly. The sudden denial of our application following the submission of documentation for an emotional support animal raises serious legal questions regarding compliance with fair housing laws. Discrimination based on disability, including denying accommodation for an emotional support animal, is unlawful under the Fair Housing Act and the Disability Act. Given the gravity of these issues, we are compelled to pursue appropriate actions to address this matter. This includes exploring legal avenues to enforce our rights under federal housing laws and lodging complaints with relevant authorities such as the Attorney General's Office of Nevada and HUD. We kindly request any relevant documentation regarding our application and the reasons for its denial to facilitate our efforts in addressing this matter appropriately. We look forward to your cooperation in resolving this issue swiftly and in accordance with applicable laws and regulations.

Ive been living here for over four years now and this place is pathetic. Seems nice on the surface, but deep down its trash. Apartments are constantly falling apart. Mailboxes has been broken into on multiple occasions, the front gates are either broken or left open constantly, and kids from neighboring complexes are always jumping over the fence and harassing tenants. My apartment has flooded four times and the response by the staff has essentially been, Nothing we can do. Deal with it. No compensation, no attempt to fix the issue, just deal with the fact that your bedroom has been in your living and dining room for two weeks and you have no space to live, and your stuff has been ruined by water damage because of our failure. Find a place to live where the staff actually cares about the tenants and not the cash payout. Edit: Since the apartment flooding with no compensation or compassion, my buildings fire alarm has been going off every night at 10:00pm with no end in sight and no attempt from the management to get it fixed. As of writing this, its the sixth night in a row. Its gotten so bad that the fire department has even stopped showing up to fix the issue. Additionally, it takes over two hours for anyone from the maintenance to come out and turn the alarm off, even when we call right away. Which means I havent had a good nights sleep in my apartment for about a month now. Do not move here. Second edit: Had my bike stolen from my balcony a while ago and my car got broken into last night. Apartment complex is fully aware of these theft and break in issues that has been a reoccurring problem with multiple tenants in the complex, but the management staff does nothing to prevent it. Just puts a notice on everyones door to remind us theyre not liable if it happens. But does nothing to help prevent it from happening like hiring security to survey the complex or install cameras. When I tried to call them to inform them, no one answered the phone during office hours yet again.
