image The application process was extremely time consuming but Carolyn in the leasing office worked very hard to help with the process and resolve any issues. She was great to work with! The complex is in a great area close to restaurants and a little over a mile to the pier. Any maintenance issues have been resolved quickly. The downside thus far is the units are supposed to be renovated but the washer and dryer seem to be original to the unit and are ruining clothing. They definitely need updating.

image The communication about the construction was terrible. The office staff were unwilling to even listen to issues. They are currently charging premium rent prices and providing a subpar living experience. The only thing this place has going for it is the location.

image First, the good: great location, clean hallways, maintenance is great, decent fitness room, the apartments have all new appliances and are spacious and new. Even the new building management are more responsive and seem to care. Generally, everything was solid--3.5 stars--before construction commenced on December 7, 2023.
The construction has been ongoing for nearly four months and, unfortunately, is emblematic of how much the owners care about their tenants. It's exposed all the flaws here.
To begin, there's simultaneous construction projects going on in the common areas, and on almost all of the 1st Ave south side of building; it's enveloped in some kind of work. And this is only the beginning, as the project is a facade restoration for the whole building. I live in the first section (of 6), and things have just gotten worse and worse thanks to a completely inept Whitestone Construction Group, and their subcontractors who are taking even longer to finish the stucco facade.
But what's really pushed me over the edge while living here is the management of this project and the communication amongst building staff, construction staff, and tenants. Timelines shared with tenants have been way off; there are fire alarm tests every other week; the contractors could care less about the tenants, just trashing the patios, sidewalks and windows; one tenant's apartment flooded over a weekend. Theres nowhere really to even walk on 1st Ave or enter the building on 1st ave for that matter.
It's not the worst thing ever, but its an expensive place to live , and we deserve better--especially since most of us have two windows and a sliding glass door; all of which are directly exposed to the construction, all the time.
It was once very good, but theres no telling how much worse this project could make the living experience here because there's a lot of work remaining. But at this point, I am just waiting out the work on my section, and after thats completed (if ever), hopefully, I can revise my perspective.

I was not going to post a review and really gave management the benefit of the doubt they they were sincere in their promises to rectify the situation; however, this has been far from the reality so now I will make sure my experience is shared. This has been the worst living experience of my life. While I understand construction is for the betterment of the community, the way current residents are being treated during this is completely insane. I had what I thought was a productive conversation with management and I was assured that a large tarp that is extremely loud and keeps us up throughout the night would be properly secured. It hasnt been. I have called twice this week and they just ignore younot even as much as a call back. They suggested I work in one of their alleged work suites which my companys firewall will not allow that internet and Im not hauling all of my needed work equipment there. They suggested we can sleep in one of their cheaply furnished rooms, despite paying $3048/month to live here (and still expect us to pay full amount). I cannot work from home from all the noise and the loud, crude, juvenile construction men yelling all day. The assistant manager also lied and assured me the construction workers lurking around in the hallways and windows have been background checked, which is a complete lie as I contacted the contractor myself. I have several videos and management completely ignores you. DO NOT MOVE HERE. Stay far away. I cannot even get out of my lease and they have not moved at all on my rent. Oddly enough, they ignore residents but if residents were to not pay rent, Im sure theyd suddenly be able to contact them. If any future residents want photos or videos of what you can expect, Im happy to show you so you can make an informed decision.
When searching for an apartment in DTSP, we toured almost everywhere. Fusion consistently ended up at the top of our list. Even though it is one of the older buildings, the location and layout here were specifically appealing to us. The rooftop, pool, and other amenities are great. Our unit has new appliances and, despite being 700sqft, the open floor plan makes it feel so spacious. This is literally a perfect locationwalk/scooter/bike to all downtown has to offer, but also close to the highway entrance without having to battle through a lot of one way streets and traffic. It also felt to be one of the better managed properties in all the tours we went on. Having lived in various apartments in different cities, that is something that is especially important when we made our final decision.
Moving is probably one of my most disliked things ever, though this was probably one of the easiest moves I have ever experienced (and we have both moved a lot!). The move-in process was simplified by Carolyn, who was absolutely wonderful with us. We are a busy couple with chaotic work schedules and being in a doctoral program, so moving is an added challenge where we just dont seem to have enough hours in the day, but Carolyn helped us tremendously. We are so grateful for her patience, especially since we werent the most organized in having everything ready to go, as we are coming from 2 apartments and combining our household. We had everything we needed at move-in and this further reassured that we picked the best option for DTSP living.
