I've worked with many commercial property management companies over the last 30 years in my service business. To have one of the principals, Michael Rosen, look you in the eye and authorize you to perform work and then deny it when the invoice arrives indicates you need to be cautious when working with this company. He actually told me I should invoice the tenant for work that affected several units making it a common issue and the responsibility of the property management. I had worked with the prior company that managed this property before S F Partners took over for years and am very familiar with the property. I even helped one of S F's property managers locate utilities while I was doing the work they authorized. Bottom line, if you are a vendor, be cautious, you might not get paid. Get a signature. Their word is worthless. If you are a tenant, be careful if Michael Rosen is your property manager, you shouldn't have to pay for things covered in your common area maintenance (CAM) . To S F Partners: Pay your vendors. If you are a vendor for these people, CYA.
